AN ORDINANCE OF THE CITY OF DANIA, FLORIDA, AMENDING
I ARTICLE 4 OF ORDINANCE N0. 100 , ENTITLED "DISTRICT
REGULATIONS" BY AMENDING THE SCHEDULES OF USE REGULA-
TIONS FOR DISTRICT CLASSIFICATIONS DESIGNATED C-4 AND
I-G; AND SETTING FORTH IN THE SCHEDULE OF USE REGULA-
TIONS THE PURPOSE, PERMITTED USES, ACCESSORY USES AND ;
i SPECIAL EXCEPTION USES IN SAID DISTRICTS ; AND PROVIDING
THAT ALL ORDINANCES OR PARTS OF ORDINANCES AND ALL
RESOLUTIONS OR PARTS OF RESOLUTIONS IN CONFLICT HERE-
WITH BE REPEALED TO THE EXTENT OF SUCH CONFLICT ; AND
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS , the Planning and Zoning Board of the City of Dania has
recommended that the Schedule of Use Regulations for District Classifi-
cations designated C-4 and I-G, as set forth in Ordinance No . 100 , be

{ amended; and
WHEREAS, the City Commission of the City of Dania has reviewed
said recommendation with the Zoning Consultant and Building Official
of the City of Dania and has found that said recommended amendment to

Ordinance No . 100 would be in the best interest of the citizens of the
City of Dania.

NOW, THEREFORE , BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY
OF DANIA, FLORIDA:
Section 1. That Chapter 28 of the Code of Ordinances of the City
of Dania, Florida, as set forth in City Ordinance No. 100 passed and
I finally adopted on July 20 , 1976 , and subsequently amended , be and the

same is hereby further amended by amending the Schedule of Use Regula-
tions for District Classifications designated as C-4 and I-G, with the

purpose, permitted uses , accessory uses , and special exception uses

for said Districts to be as follows :
DISTRICT PURPOSE
C-4 A "C-4" district is intended for retail stores ,
offices , or enclosed service establishments , and
enclosed vehicle repair shops , spread along a
trafficway or adjacent streets. It is oriented to
patrons who drive from one store , office or shop
to another by motor vehicle. There is less inter-
dependence of design and a wider variety of allowed
land uses than in the "C-1" , "C-2" , and "C-3"
districts .
PERMITTED USES
1 . All permitted uses set forth in C-1, C-2 and
C-3 .

2 . Sales of merchandise or services .

i 3. Indoor or outdoor recreation or athletic
facilities . 1

4 . Parking facilities for permitted uses only.
5 . Inside storage and sales of lumber and building
materials .

6. Maintenance or repair within an enclosed build-
ing.

7 . Auto rental facilities .
8. Warehousing.

} 1 . All accessory uses set forth in C-1 , C-2 , and
C-3.

{ SPECIAL EXCEPTION USES I

I. All special exception uses set forth in C-1 ,

2 . Transportation terminals .
I DISTRICT PURPOSE
f I-G An "I-G" district is intended for office and
research parks , manufacturing , warehousing, sales
III of bulk materials , or mineral extraction. Retail
-� sales and services should be clustered in "C-1" ,
"C-21' , "C-3" , and "C-4" districts , rather than
j scattered through "I-G" districts , unless the sales
are ancillary to a land use which is limited to an
"I-G" district .
PERMITTED USES

1 . All permitted uses set forth in I-R. i
2 . Hotels and motels .
3. Restaurants and bars .
4 . Offices .
5 . Research and development laboratories .
6. Manufacturing, processing, assembly, mainte-
nance or repair.
7 . Parking facilities for permitted uses only.
8 . Streets .
9 . Sales of merchandise or services excluding
motor vehicles .
10 . Police and fire protection facilities ,
11 . Ambulance services . j
12 . Parks and recreational or athletic facilities .
13 . Service establishments , including automobile j
and gasoline .

Section 2. That except as herein amended, all other provisions
of Ordinance No . 100 , as heretof,ire amended, shall remain in full force
and effect .

Section 3 . That all ordinances or parts of ordinances and all

resolutions or parts of resolutions in conflict herewith be and the
same are hereby repealed to the extent of such conflict .

Section 4 . That this ordinance shall be in force and take effect
immediately upon its passage and adoption. i
