OA NEWrITLED DISTRICTISTRICT CLASSIFI- CATION TO BE KNOWN AS "RSO" (REL, SINGLE FAMILY, OFFICE) WITH A SCHEDULE SOFE USE AREGULATIONS AND WITH A SCHEDULE OF LOT, BULK AND YARD REGULATIONS FOR SAID DISTRICT; AND SETTING FORTH IN THE SCHEDULE OF USE REGULATIONS THE PURPOSE , PERMITTED USES , ACCESSORY USES AN SPECIAL EXCEPTION USES IN SAID DISTRICT; AND SETTING FORTH IN THE SCHEDULE OF LOT, BULK AND YARD REGULATIONS MINIMUM AND MAXIMUM REQUIRE- MENTS FOR SAID DISTRICT; AND PROVIDING THAT ALL ORDINANCES OR PARTS OF ORDINANCES AND ALL RESOLUTIONS OR PARTS OF RESOLUTIONS IN CONFLICT HEREWITH BE REPEALED TO THE EXTENT OF SUCH CONFLICT; AND PROVIDING FOR AN EFFECTIVE DATE. WHEREAS , the Planning and Zoning Board of the City of Dania has recom- mended that a new zoningclassification to be known as RSO ` (residential , single family, office) be established ; and, WHEREAS , the City Commission of the City of Dania has reviewed said recommendation with the Zoning Consultant and Building Official of the i City of Dania and has found that said recommended amendment to Ordinance No . 100 would be in the best interest of the citizens of the City of Dania . NOW THEREFORE, BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF i DANIA, FLORIDA: i { Section 1 , That Chapter 28 of the Code of Ordinances of the City of ~ Dania, Florida, as set forth in City Ordinance No. 100 passed and finally adopted on July 20 , 1976, and subsequently amended , be and the same is here- by further amended by adding a new zoning district classification to be known as RSO with the purpose, permitted uses , accessory uses , special exception uses , and Lot , Bulk and Yard Regulations for said district to be as follows : DISTRICT PURPOSE RSO (RESIDENTIAL The purpose of this district is to provide for a mix SINGLE FAMILY of single family detached dwellings and offices . It OFFICE) � is intended to provide a moderately spacious residen- tial area in addition to offices that blend in with the residential flavor of the neighborhood in which the uses are compatible, such as law offices , insurance agencies , doctor' s offices , real estate Offices and the like. This zoning may be appropriate for town centers or areas adjacent to arterial roads . It is intended to maintain the residential character of the neighborhood by retaining existing trees , Plants and providing for landscaping of the area. Design regulations for the district should be suf- ficiently explicit to assure a harmonious blend of residences with offices and other specified commer- cial uses. That except as herein amended all other provisions of ' Ordinance No. 100, as heretofore amended, shall remain in full force and effect. I Section 3. That all ordinances of parts of ordinances and all 3 resolutions or parts of resolutions in conflict herewith be and the same are hereby repealed to the extent of such conflict. Section 4 . That this ordinance shall be in force and take effect i immediately upon its passage and adoption.
