RESOLUTION NO.
A RESOLUTION OF THE CITY OF DANIA, FLORIDA,
AUTHORIZING THE EXECUTION OF A QUITCLAIM DEED
BY THE CITY OF DANIA TO VILLAS AT SHERIDAN
OCEAN CLUB, INC. , FOR UTILITY EASEMENTS NO
LONGER NEEDED BY THE CITY; AND PROVIDING FOR
AN EFFECTIVE DATE.

WHEREAS, during the construction of Phase IV of the Villas at
Sheridan Ocean Club, the sewer and water lines were relocated from "
hich said relocation has caused the

easements as described in the quitclaim deed attached hereto and
{ made a part hereof as Exhibit "A" to be no longer needed by the
city; and
WHEREAS, new easements shall be given to the city by Villas
at Sheridan Ocean Club, Inc. , upon completion of Phase V of said
Sheridan Ocean Club.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA, FLORIDA:
Section l_ That the conveyance of the utility easements as
described in Exhibit "A" hereof from the City of Dania to Villas
at Sheridan Ocean Club, Inc. , be and the same is hereby approved
and the appropriate city officials are hereby directed t0 execute
the attached quitclaim deed prepared for that purpose.
Section 2 . That this resolution shall be in force and take

QUIT-CLAIM DEED
THIS QUIT-CLAIM DEED is executed and delivered an of May
1992 by and between the CITY OF DANIA, a municipal corporation
organized and existing under the laws of the State of Florida
("Grantor" or "Utility Servicer") ; and VILLAS AT SHERIDAN OCEAN � -
CLUB, INC., a Florida corporation ("Grantee" or "villas") whose i -
address is 695 Sheridan Street, Dania, Florida 11004.
RECITALS: -
1. On July 21, 1986, Watermark Condominium
Association, Inc. was granted a utility easement
("Utility Easement") by VMS Dania Associates, Ltd. , -
. - - •+•-w a Florida limited partnership, the predecessor in
title to Villas, and the Utility Easement was
recorded on July 23, 1986 in Official Records Book
11585, at Page 142 of the Public Records of Broward
�f County, Florida. f
2. The Utility Servicer used to, but no longer

provides, water and sewer service through the
+ property described in Exhibit -Al- attached hereto
and by reference made a part hereof, which lies
within the Easement Property, as defined in the
Utility Easement.
1. Villas is the current fee simple owner of the real
property located and situated in the County of
1 Broward, State of Florida, more particularly
II described in Exhibit "A".

4. Villas has requested the Utility Servicer to
execute this Quit-Claim Deed.
NOW THEREFORE, Grantor, in consideration of the sum of ton

hereby acknowledged, has granted, bargained, remised, released,
quit-claimed, and sold to the Grantee, and its successors and
