RESOLUTION NO. O4-96
A RESOLUTION OF THE CITY OF DANIA, FLORIDA,
APPROVING THE DEVELOPER'S AGREEMENT BETWEEN THE
CITY OF DANIA AND COONAS PROPERTY COMPANY FORTHE CONSTRUCTION OF CERTAIN ROADWAY
IMPROVEMENTS IN CONNECTION WITH THE BASS PRO
DEVELOPMENT; PROVIDING THAT ALL RESOLUTIONS OR
PARTS OF RESOLUTIONS IN CONFLICT HEREWITH BE
REPEALED TO THE EXTENT OF SUCH CONFLICT; AND
PROVIDING FOR AN EFFECTIVE DATE.
BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF
DANIA, FLORIDA;
Secti on1 That the Developer's Agreement between the City of Dania
and Coonas Property Company for the construction of certain roadway
improvements in connection with the Bass Pro Development, a copy of which is
attached hereto and made a part hereof as "Exhibit A", is hereby approved by
the City Commission of the City of Dania, Florida, and the appropriate city
officials are hereby directed to execute same.
Section 2. That all resolutions or parts of resolutions in conflict herewith
be repealed to the extent of such conflict.
Section 3. That this resolution shall be in force and take effect
immediately upon its passage and adoption.

DEVELOPER'S AGREEMENT
THIS AGREEMENT doted 1996by ond between the City
of Donio o politicol subdivision in the Stote of Florido ("city") ond Coonos
Property Compony ("Coonos") o Florido corporotion.
WHEREAS, Coonos owns o certoin 45 plus ocre porcel locoted in the Ciiy of
Donio odjocent to l-95 ond Griffin Rood ("Exhibii "A").
WHEREAS, The Coonos properiy is plonned to be developed os o Boss Pro
Sportsmon's Pork with opproximoiely 200,000 squore feet commerciol/retoil oreo
ond 50,000 squore feet of office ottroction. (See oitoched Project Site Plon).
WHEREAS, the City is in fovor of such developments in the City of Donio ond
desires to ossist in the development of the project since it will result in long{erm
benefits to the residents of the City.
WHEREAS. in considerotion of the development of the Coonos Property os
o Boss Pro Outdoor Wodd Projecl, the porties ogree to the following:
l. The Coonos Property will be developed os o Boss Pro Outdoor World
contoining opproximotely 200,000 squore feet of commerciol/retoil spoce ond
opproximotely 50,000 squore feet of office/ottroction spoce. (The conceptuol
site plon ottoched os Exhibit B is the proposed site plon of the Project.)
2. The City ocknowledges the proiected uses of the Project ond hos
opproved these uses ot o City Commission heoring on October 10, 1995.
The projected uses of the Boss Pro Project include the following:

ond/or recreotionol vehicles
3. lnside shooting gun ronge (including ommunition
storoge)4. Outdoor fishing exhibition
5. lndoor/outdoorrestouronts

3. The City recognizes thot Boss Pro conducts "tent soles" severol times
throughout the yeor. These ore extremely importont events for Boss Pro. The City
opproves the concept of the ereciion of tents on the property on o temporory
cose by cose bosis with the opprovol of the City Commission with the
understonding thot the City moy impose reosonoble restrictions on soid tents for

sofety purposes ond to minimize ony odverse impoct on other residents of lhe
City.
4. The construction of the buildings on site will meet the requirements of
the South Florido Building Code. The height of the buildlngs qre not expected to
exceed 75'. Coonos ocknowledges thot the height of the buildings will require
FAA opprovol.
5. The porties ocknowledge thot on importont ingredient of the success
of lhe projeci is visibiliiy ond signoge. The City ocknowledges this foct ond
ogrees to opprove ony proposed signoge for the project thot reosonobly
complies with the City's signoge regulotions. FDOT opprovol is necessory for
signoge obutling l-95.
6. The City opproved lhe relocotion of the wetlond oreo of
opproximoiely 3 ocres for the Coonos property to on oreo contoined within the
Tigertoil Pork on October I0, 1995.
7. The City ogrees to give Broword Community College proper notice to
relocote their present focilities in Tigertoil Pork.
8. The City ogrees to, of no cost to Coonos, provide sufficient cleon ond
useoble fill for the construction of the occess rood os described herein, os
previously ogreed to, ond for the proposed IGFA site ond Tri Roil relocotion site.
The City ogrees to commence ihe RFP for the fill operotion no loter thon
December 01 1996.
9. The City ogrees to locote the occess rood from Rovenswood Rood
into the Coonos property oi between 750 - .l,000 feet from the centerline of
Rovenswood Rood ot Griffin Rood (occess Rood). The occess rood will be o
dedicoted city rood extending from Rovenswood Rood to west of the roilrood
trocts os depicted in the site plon (Exhibii B). The occess rood will serve the
Projeci os well os the Tri Roil relocoted focility. The City will provide oll of ihe
necessory fill required for development of the occess rood.
10. The City will ossist Coonos in ony woy possible to develop ihe Project
ond the occess rood.
I 1. Broword County hos outhorized the use of zone 5 roodwoy impoct
fees for consiruciion of the Access Rood ond necessory improvements to
Rovenswood to occommodote the proiected troffic ossocioted with the Tri Roil
stotion ond the Project. The development ond construction of ihese
improvements will either be occomplished by Broword County or Coonos, The
City ogrees to ossist Coonos ond/or the Couniy with ihe Rovenswood Rood right
of woy, relocotion of Broword Communiiy College octiviiies on Tigertoil Loke,
providing fill moteriol for the Access Rood ond Rovenswood Rood os necessory,
ossisting in ocquiring the necessory right of woy on Rovenswood Rood to
