A RESOLUTION OF THE C11Y OF DANIA, FLORIDA,
APPROVING A SITE PLAN REVISION REQUEST
SUBMITTED BY ANGLERS OFFICE PARK, INC., FOR
PROPERTY LOCATED AT 5555 ANGLERS
AVENUEIRAVENSWOOD ROAD, ALSO KNOWN AS THE
,ANGLERS OFFICE PARK"; PROVIDING THAT ALL
RESOLUTIONS OR PARTS OF RESOLUTIONS IN
CONFLICT WITH THIS RESOLUTION ARE REPEALED TO
THE EXTENT OF SUCH CONFLICT; FURTHER, PROVIDING
FOR AN EFFECTIVE DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the
City of Dania, Florida, states that a site plan is required as a condition to the issuance of
a building permit; and
WHEREAS, Angler's Office Park, Inc., has applied for approval to revise the site
i plan which was approved on February 10, 1998 for the construction of an office building
at 5555 Anglers Avenue/Ravenswood Rd., Dania, also known as the"Anglers Office Park";
and
WHEREAS, the Planning & Zoning Board on August 19, 1998, recommended that
the City Commission grant the site plan request (SP-02R-98), based upon the criteria set
forth in section 8.4 of Article 1 of Chapter 8, of the Code of Ordinances of the City of Dania;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA, FLORIDA:
Section 1. That that certain application (SP-02R-98) for site plan approval, a copy
of which is attached and made a part of this Resolution as Exhibit'W', is approved and the
appropriate city officials are directed to execute same.

Section 2. That all resolutions or parts of resolutions in conflict with this resolution
are repealed to the extent of such conflict.
Section 3. That this resolution shall be in force and take effect immediately upon
its passage and adoption.

RE: Revision to SP-02-98 Angler's Office Park
Date: September 2, 1998
The applicant is seeking to modify his approved site plan in order to make a
small increase to the size of the building. The site plan modifications are primarily a
result of minor architectural changes to the footprint of the building. The applicant is
seeking to shift the building two feet to the north to better distribute the landscaping on
the site. This change allows for additional landscaping to be placed along the southern
face of the building.
In shifting the building three trees will have to be relocated on site. Sidewalks
adjacent to the north side of the building have also been modified to accommodate
relocation of building doors. The proposed changes will not affect parking or other basic
infrastructure on the site. The total increase is 1820 square feet and parking is
sufficient to accommodate this increase.
RECOMMENDATION
Staff believes that the requested change will not have any deleterious affects
upon the site. The applicant has complied with all requirements of the City Code and
should be granted a recommendation of approval on his request. The Planning and
Zoning Board heard this matter at their last meeting and Are recommending that you
approve it.
