HomeMy WebLinkAboutR-1998-137 RESOLUTION NO. 137-98 1 A RESOLUTION OF THE CITY OF DANIA, FLORIDA, APPROVING THE SITE PLAN REQUEST SUBMITTED BY THE DANIANS CORPORATION, FOR PROPERTY LOCATED AT 605 EAST DANIA BEACH BLVD., ALSO KNOWN AS THE DANIANS SHOPPING CENTER; PROVIDING THAT ALL RESOLUTIONS OR PARTS OF RESOLUTIONS IN CONFLICT WITH THIS RESOLUTION ARE REPEALED TO THE EXTENT OF SUCH CONFLICT; FURTHER, PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania, Florida, states that a site plan is required as a condition to the issuance of a building permit; and WHEREAS, the Danians Corporation has applied for site plan approval for expansion of the shopping center located at 605 East Dania Beach Blvd., Dania, also known as The Danians Shopping Center; and WHEREAS, the Planning & Zoning Board on August 19, 1998, recommended that the City Commission grant the site plan request (SP-39-98), based upon the criteria set forth in section 8.4 of Article 1 of Chapter 8, of the Code of Ordinances of the City of Dania; NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF DANIA, FLORIDA: Section 1. That that certain application (SP-39-98) for site plan approval, a copy of which is attached and made a part of this Resolution as Exhibit "A", is approved and the appropriate city officials are directed to execute same. ,, 1 RESOLUTION NO. 137-98 Section 2. That all resolutions or parts of resolutions in conflict with this resolution are repealed to the extent of such conflict. Section 3. Virta, AICP Growth Management Director i RE: Sp-39-98 Danian's Shopping Center i j Date: September 2, 1998 The applicant is seeking site plan approval in order to expend an existing shopping center by 1000 square feet. In making this request the applicant must bring the project, to the extent possible, up to current landscaping requirements. The application as submitted failed to do that. The site has existing parking that when expanded to provide additional parking, will meet the needs of the expanded center, The applicant has also made efforts to enclose dumpsters provided on the site. The additional square footage proposed will be accommodated within the footprint of the existing development. The proposed additions will be located at both ends of the east-west structure in the center. Landscaping, according to the code, on the north should consist of a ten (10) foot buffer, which includes a six (6) foot masonry wall or solid wood fence. There currently exists a ten-foot buffer but only five feet is on the applicant's property. Because of drainage considerations, it appears that additional landscaping is not practicable. Also interior parking areas and the remaining property boundaries do not currently meet landscaping requirements. Landscape islands will have to be provided within the parking lot as per the Code. The three (3) remaining property boundaries will have to have trees at forty (40) foot intervals and have the necessary shrubs/hedges provided. The plans as submitted only partially include these provisions. RECOMMENDATION The Planning and Zoning Board considered this matter at there last meeting. They are recommending that the City Commission approve the request as submitted, provided that the plans are modified to provide landscaping island in the eastern parking lot area where they are currently missing. The applicant has agreed to do this.
