HomeMy WebLinkAboutR-1998-109 I RESOLUTION NO. 109-98 A RESOLUTION OF THE CITY OF DANIA, FLORIDA, APPROVING THE SITE PLAN REQUEST SUBMITTED BY LEONARD MERCER OF DANIA INTERNATIONAL COMMERCE CENTER, FOR PROPERTY LOCATED AT 1551 TIGERTAIL BLVD., DANIA, LEGALLY DESCRIBED AS BLOCK 8, LESS THE WEST 326.50 FEET THEREOF (AS MEASURED AT RIGHT ANGLES), OF "TIGERTAIL GROVE RESUBDIVISION", ACCORDING TO THE PLAT 'THEREOF AS RECORDED IN PLAT BOOK 30 AT PAGE 20, OF THE PUBLIC RECORDS OF BROWARD COUNTY FLORIDA; PROVIDING THAT ALL RESOLUTIONS OR PARTS OF RESOLUTIONS IN CONFLICT WITH THIS RESOLUTION ARE REPEALED TO THE EXTENT OF SUCH CONFLICT; FURTHER, PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania, Florida, states that a site plan is required as a condition to the issuance of a building permit; and WHEREAS, Leonard Mercer of Dania International Commerce Center has applied for site plan approval of three (3) warehouse buildings at 1551 Tigertail Blvd., Dania, also known as Block 8, Less the west 326.50 feet thereof (as measured at right angles), of "Tigertail Grove Resubdivision", according to the plat thereof as recorded in Plat Book 30 at Page 20, of the public records of Broward County Florida; and WHEREAS, the Planning &Zoning Board on June 17, 1998, recommended that the City Commission grant the site plan request (SP-28-98), based upon the criteria set forth in section 8.4 of Article 1 of Chapter 8, of the Code of Ordinances of the City of Dania; 1 RESOLUTION NO. 109-98 NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF DANIA, FLORIDA: Section 1. That that certain application (SP-28-98) for site plan approval, a copy of which is attached and made a part of this Resolution as Exhibit"A", is approved and the appropriate city officials are directed to execute same. Section 2. That all resolutions or parts of resolutions in conflict with this resolution are repealed to the extent of such conflict. Section 3. That this resolution shall be in force and take effect immediately upon its passage and adoption. PASSED AND ADOPTED THIS 14" DAY OF July, 1998. Virta, AICP � T Growth Management Direct RE: Sp-28-98 - Dania International Commerce Center Date: July 9, 1998 This request is for a site plan approval for a project comprised of 253,912 square feet of warehouse and 28,212 of office space. The City Commission should be aware that the Planning and Zoning Board will be considering a request for a Special Exception for a portion of this project at their July 15, 1998 Meeting. Staff would point out several concerns and comments related to the site plan which are as follows: 1. There are three buildings listed on the site plan but they are actually subparts of one structure. 2. As a result of previous staff concerns the plan has been modified sot a all parts of the structure have access to dumpsters. 3. All terminal landscape islands have been modified to be a minimum of ten (10) feet wide and curbed. 4. Sidewalks have been shown for all fronting streets. 5. The applicant has indicated that Dania Beach Boulevard be improved to acceptable standards as a part of this project. o 6. Open space for the vehicle use area will exceed the required 20/o. 7. All terminal islands will be curbed and landscaped. 7. Proper turn lanes and tapers be installed along Bryan Road as a part of the project. RECOMMENDATION i The Planning and Zoning Board recommends that the site plan be approved by the City Commission provided the applicant agrees to the comments as listed above.
