RESOLUTION NO. 108-98
A RESOLUTION OF THE CITY OF DANIA, FLORIDA.
APPROVING THE SITE PLAN REQUEST SUBMITTED BY
JBF— 1 DEVELOPMENT CORPORATION, FOR PROPERTY
LOCATED AT SW 24T" AVENUE AND SW 34T" STREET,
DANIA, ALSO KNOWN AS PARCEL 'A' OF THE KAHN
ADDITION PLAT; PROVIDING THAT ALL RESOLUTIONS OR
PARTS OF RESOLUTIONS IN CONFLICT WITH THIS
RESOLUTION ARE REPEALED TO THE EXTENT OF SUCH
CONFLICT; FURTHER, PROVIDING FOR AN EFFECTIVE
DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the
City of Dania, Florida, states that a site plan is required as a condition to the issuance of
a building permit; and
WHEREAS, JBF — 1 Development Corporation has applied for site plan approval
of a warehouse building at SW 2411 Avenue and SW 34`h Street, Dania, also known as
Parcel 'A' of the Kahn Addition Plat; and
WHEREAS, the Planning & Zoning Board on June 17, 1998, recommended that the
City Commission grant the site plan request (SP-33-98), based upon the criteria set forth
in section 8.4 of Article 1 of Chapter 8, of the Code of Ordinances of the City of Dania;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA, FLORIDA:
Section 1. That that certain application (SP-33-98) for site plan approval, a copy
of which is attached and made a part of this Resolution as Exhibit "A", is approved and the
appropriate city officials are directed to execute same.

Section 2. That all resolutions or parts of resolutions in conflict with this resolution
are repealed to the extent of such conflict.
j Section 3. That this resolution shall be in force and take effect immediately upon
its passage and adoption.

The site is currently zoned M-3 Industrial in which warehousing is a permitted
use. The applicant is proposing to construct a single warehouse along the eastern side
of the site. The project when constructed will have 12,664 square feet of warehouse
and an eighty-eight square foot electrical meter room. The site to be developed is
required to have 16 parking spaces. The applicant is proposing to provide one
handicap space, four compact spaces and eleven regular spaces.
The applicant is also proposing to provide an enclosure to accommodate one
four yard dumpster. The applicant should be aware that this design, as shown, does
not meet Dania requirements and that his plans should be modified accordingly. Also
the dumpster enclosure is shown to be within a ten foot utility easement. The applicant
will need to determine if the easement will allow for the placement of a structure within
it. The applicant indicated at the Planning and Zoning Board meeting that our model
enclosure was meant to serve as a guideline and that they intended to put an enclosure
in place that met minimum requirements and also addressed F.P.&L. concerns for
structures within easements.
The site plan contains a two-way drive that separates the parking area from the
warehouse structure. The space between the structure and the auto parking is 44 feet.
This distance does not appear to be adequate for large trucks to be able to maneuver
up to the loading docks. It may well be adequate for smaller trucks but not for tractor-
trailers. The applicant indicates that semi-trailers will not be accessing this site but
rather smaller trucks and vans will utilize it.
In addition the Fire Marshall has pointed out that the length of the drive is in
excess of 150 feet and that he would require a turn around for fire trucks. The applicant
should be ready to explain how the facility will function for the purpose for which it is
intended including the needs of the Fire Department. The applicant indicated to the
Planning and Zoning Board that he would meet with the Fire Marshall prior to the City
Commission Meeting in order to address his concerns.
Lastly, the applicant did not originally provide for the placement of sidewalks
along 34`h Street. The applicant indicated at the Planning and Zoning Board Meeting
that they would provide sidewalks. +�
The Planning and Zoning Board is recommending approval of this request. This
recommendation is made with the presumption that the concerns of the Fire Marshall
have been met or allayed. At the time of the drafting of this memorandum this issue
had not been addressed.
