APPLICANT: Craven Thompson & Associates, Inc.
LOCATION: 1825 Griffin Road, north of Sheraton Hotel.
PROPOSED USE: 119 room hotel — Element Hotel.
The applicant wishes to construct a 119 room, 4-story hotel on the existing parking
lot located at the south east corner of Griffin Road and Interstate 95, in front of the
Sheraton Hotel. Site access will be via the existing driveway used to access the
Sheraton Hotel. The property is zoned Commercial (C-4) which requires a Special
Exception approval of hotels.
A parking garage is proposed west of the Sheraton Hotel and east of Interstate 95 to
replace parking lost by the construction of the hotel and to provide required hotel
parking.
Based on the plans submitted, the following variances would be required:
1. Parking —to waive 31 parking spaces.
2. Loading berth —to waive 4 loading berths.
3. Building height variance —to allow a building height of 54'.

APPLICANT: Green Oak, LLC.
LOCATION: 2960 SW 23 Terrace.
PROPOSED USE: 35,000 square foot office/warehouse space.
The applicant wishes to construct a 23 bay office/warehouse facility located on SW
23 Terrace, which is south of State Road 84 and west of Ravenswood Road. The
property is currently vacant.
The development will have egress access from the site to Ravenswood Road via an
existing easement that will allow vehicles to exit only. Access to the project will be
from SW 23 Terrace, where two driveways (at the north and south) are proposed.
Based on the plans submitted, no variances will be necessary.
