ANY PERSON WHO DECIDES TO APPEAL ANY DECISION MADE BY THE PLANNING AND ZONING ADVISORY BOARD WITH REGARD TO ANY MATTER CONSIDERED AT THIS MEETING OR HEARING WILL NEED A RECORD OF THE PROCEEDINGS,AND FOR SUCH PURPOSE MAY NEED TO ENSURE THAT A VERBATIM RECORD OF THE PROCEEDINGS IS MADE WHICH RECORD INCLUDES THE TESTIMONY AND EVIDENCE UPON WHICH THE APPEAL IS TO BE BASED. ROLL CALL Edward Bourgeois - Present Also Present: Lottye Crooms - Present Laurence Leeds, AICP, Director Community Development George Jason - Present Patrick Schilling - Present Thomas Ansbro, City Attorney Dr. Paul Fetscher - Present Lou Ann Cunningham, Board Clerk PLANNING AND ZONING BOARD ITEMS 1) VA-50-05 —Owner, John Glarentzos is requesting a variance for a monument sign at the Citgo Gas Station located at 1040 South Federal Highway, Dania Beach. The request is to allow a monument sign 11.5 feet from the intersection of SW 11 Street and Federal Highway; Chapter 28, Zoning, Article 28, Signage requires a setback of 30 feet from the intersection of any 2 streets. (Continued from September 29, 2005 Planning and Zoning Advisory Board). Tony Bonos, representing Mr. John Glarentzos, addressed the board describing the hardship for granting the variance request for a monument sign which does not meet the required setbacks. Laurence Leeds, AICP, Director Community Development Department addressed the board indicating the reasons staff cannot support the variance request as presented, based on the survey submitted. Mr. Leeds further described the lack of landscaping at the site and current code violations existing on the property. Further discussion by Mr. Bonos and the board regarding landscaping and design criteria and existing code violations. Chairman Fetscher opened the item for public comment. Hearing no one and seeing no one, the public hearing was closed. Further discussion by the board and Mr. Leeds regarding the pending code violations and board hearing on the site. Hearing no further staff or board discussion a motion was made by George Jason, seconded by Edward Bourgeois to recommend denial of the variance request VA-50-05. Motion passed on the following roll call: Edward Bourgeois — Yes Loytte Crooms — No George Jason — Yes Patrick Schilling — Yes Dr. Paul Fetscher — No 2) PL-49-05: The applicant, Mikki Ulrich, on behalf of the property owner MIME, Inc., is requesting a perimeter plat to allow the construction of 223,500 square feet of warehouse use and 60,360 square feet of office use, for a property located at the northwest corner of Bryan Road and West Dania Beach Boulevard. Mikki Ulrich, Deni Land Surveyors, addressed the board to answer any questions. Laurence Leeds, AICP, Director Community Development Department addressed the board describing the request to the board. Mr. Leeds described the site to the board indicating that staff is recommending approval of the request. Chairman Fetscher opened the item for public comment. Hearing no one and seeing no one, the public hearing was closed. Board questioned drainage on the site. Hearing no further staff or board discussion a motion was made by Edward Bourgeois, seconded by George Jason to recommend approval of preliminary plat request PL-49-05.
