ROLL CALL Edward Bourgious - Present Also Present: George Jason - Present Laurence Leeds,AICP, Director Community Development Victor Lohmann - Present Corinne Church, AICP, Principal Planner Gary Luedkte - Present Thomas Ansbro, City Attorney Lottye Crooms, - Present Lou Ann Cunningham, Board Clerk 1) VA-49-04 - Gustavo Carbonell, P.A., on behalf of the property owner DNC Properties, LLC., requests variances to waive parking, side setback and a landscape buffer for property located at 2201 Griffin Road, as follows: i) To provide 6 parking spaces where 7 are required. (Chapter 28, Zoning, Article 6, Schedule of Off-Street Parking requirements). ii) To provide a one 1 foot east side setback where ten (10) feet is required. (Chapter 28, Zoning,Article 4 District Regulations, Schedule of Lot, Yard And Bulk Regulations). Corinne Church, AICP, Principal Planner for the Community Development Department addressed the board describing the request for variances associated with a 412 square foot building addition. Ms. Church concluded her summation station that staff recommends approval of the parking and landscape variance requests, subject to applicant providing documentation confirming that the proposed use is permitted in the C-2 zoning district which to date, has been provided, and subject to the following: a. Provide additional tree between the parking lot and sidewalk. b. Provide an additional 3 feet for handicapped back-out area. c. Provide two additional trees adjacent to the north lot line. Ralph Tate, Architect with Carbonell Architect, and Richard Stoff representing DNC Properties, LLC., addressed the board and answering any questions regarding the project relating to use and garbage collection. Chairperson Lottye Crooms opened the item for public comment. Hearing no one and seeing no one the public hearing was closed and the item was brought back to the board for discussion. Hearing no further discussion, a motion was made by Gary Luedtke, seconded by Victor Lohmann to recommend approval of variance request VA-49-04 subject to (a) Provide additional tree between the parking lot and sidewalk; (b) Provide an additional 3 feet for handicapped back-out area; (c) Provide two additional trees adjacent to the north lot line; Motion passed on the following roll call: Planning and Zoning Advisory Board MINUTES 1 OCTOBER 20, 2004 George Jason - yes Victor Lohmann - yes Edward Bourgeois - yes Gary Luedtke - yes Lottye Crooms - yes 2) TEXT AMENDMENT — The City of Dania Beach is proposing an ordinance to correct a scrivener's error, reinstating the Industrial-Research-Office-Marine (IROM) zoning district and to repeal conflicting text relating to the Industrial General zoning district in the City's Zoning Code. Public Comment: Corinne Church, AICP, Principal Planner with the Community Development Department, addressed the board describing the text amendment which would correct a scrivener's error to the ROM and IG zoning codes. Chairperson Lottye Crooms opened the item for public comment. Hearing no one and seeing no one the public hearing was closed and the item was brought back to the board for discussion. Hearing no further discussion, motion was made by Victor Lohmann, seconded by George Jason to recommend approval of the text amendment.
