SE-23-97 — The request of Paul J. Smith, representing Enterprise Leasing Company for a special exception use to allow for a rental car agency at 801 S. Federal Hwy, Dania. The property is zoned C-3 (Commercial). This item was continued from the 1121198 Planning and Zoning Board Meeting. RZ-03-98 - This item was continued from the 1/21/98 Planning and Zoning Board meeting and has been withdrawn by the petitioner. - The request of Lauderdale Sand & Fill, Inc. — James Greene / Robert Elmore, Excavators, Inc., for a rezoning request for property located at approximately the 3200 block of SW 26 Terrace, Dania 33312. The request is to rezone property from M-2 to M-4. This item has been withdrawn by the petitioner. 5. SP-04-98 — The request of Lauderdale Sand & Fill, Inc. — James Greene / Robert Elmore, Excavators, Inc., for a site plan request for property located at approximately the 3200 block of SW 26 Terrace, Dania 33312. The petitioner wishes to construct a construction and demolition debris recycling center on the 16 ± acre site. LUF-06-98 — Request by Jeffrey A. Collie to apply for the 20% Land Use Flexibility Rule which would allow the rezoning of the following described land from RS-6000 to C-2. Mr. Collie would like to construct a Barber Shop on what is now vacant land. The property is located at the corner of SW 6th Street and Phippen Rd. and is approximately 4,200 sq. ft. in size. The property is legally described as: Lot 12, Block 6 'College Tract', as recorded in Plat Book 19, Page 9 of the Public Records of Broward County Florida. Patel, owner of The Rest Inn for a variance from Section 6.21 Off-Street Parking of Chapter 28, Zoning of the Dania Code of Ordinances. Section 6.21 of the zoning code requires a total of 43 parking spaces based on 1.1 spaces per room at 36 rooms; 1 parking space for office; and 2 parking spaces for an apartment. The petitioner would like to request a variance from 1 required space as the Office/Manager will occupy both office and apartment spaces. The property is located at 333 South Federal Hwy., Dania. This property is legally described as: The Hollywood Center Court Plat, Plat book 25, Page 42, Lots 1 and 2. Mr. Patel would like to demolish the existing 15 unit motel, "The Rest Inn", and rebuild a 2 story / 36 unit Motel. The property is legally described as: 1203 20 0010 — Lot 1 and 2, Hollywood Center Court, Plat Book 25, Page 42. MOTION MADE BY JASON DUBOW TO APPROVE THE VARIANCE REQUEST SP-08A-98, SECONDED BY PAT JANOWSKI. MOTION PASSED UNANIMOUSLY. An administrative ordinance amending Chapter 28, Zoning; A icle Vill, Telecommunication Towers by adding the C-2 zoning district to Sectio 3) which allows stealth towers or stealth rooftop and building mounted antennas a a special exception use. AN ORDINANCE OF THE CITY COMMISSION OF THE CITY OF DANIA, FLORIDA, AMENDING CHAPTER 28, ZONING; ARTICLE Vill, TELECOMMUNICATION TOWERS AND ANTENNAS BY ADDING A PROVISION TO SECTION 33-308, ZONING DISTRICTS, HEIGHT AND SETBACK REQUIREMENTS, ETC. PROVIDING THAT ALL ORDINANCES OR PARTS OF ORDINANCES AND ALL RESOLUTIONS OR PARTS OF RESOLUTIONS IN CONFLICT HEREWITH BE REPEALED TO THE EXTENT OF SUCH CONFLICT; AND PROVIDING FOR AN EFFECTIVE DATE. An administrative ordinance amending that Chapter 28, Zoning; Article 4, District Regulations, Section 4.20 - Application of Regulations — Schedule of Use Regulations, of the Code of Ordinances of the City of Dania, by addling "Work Release Facility" as special exception use category to the C-3 zoning district. MOTION MADE BY JASON DUBOW, SECONDED BY PAT JANOWSKI, TO CONTINUE THIS ORDINANCE UNTIL THE MARCH 18, 1998 REGULAR PLANNING AND ZONING BOARD HEARING SO THAT THE ORDINANCE CAN BE FURTHER REVIEWED BY THE CITY ATTORNEY AND GROWTH MANAGEMENT DIRECTOR AS TO PLANNING IN THE C-3 ZONING DISTRICT AND LEGAL CONCERNS OF THE BOARD.
