PLANNING AND ZONING BOARD
REGULAR MEETING
JUNE 25, 1997
7:30 P.M.
ANY PERSON WHO DECIDES TO APPEAL ANY DECISION MADE BY THE PLANNING AND ZONING BOARD AND CITY
COMMISSION WITH REGARD TO ANY MATTER CONSIDERED AT THIS MEETING OR HEARING WILL NEED A RECORD OF
THE PROCEEDINGS, AND FOR SUCH PURPOSE MAY NEED TO ENSURE THAT A VERBATIM RECORD OF THE
PROCEEDINGS IS MADE WHICH INCLUDES THE TESTIMONY AND EVIDENCE UPON WHICH THE APPEAL IS TO BE
BASED.

Also present was Leigh Kerr, Planning Consultant.
2. Approval of Minutes. May 21, 1997, Regular Planning and Zoning Board meeting.
Motion made by Josh Dresser, seconded by Pat Janowski to approve the Minutes of
May 21, 1997. Motion carried unanimously.
OLD BUSINESS
3. VA-11-97 - A request for the Meadowbrook Shopping Center located at',300 East
Dania Beach Blvd., by Sign Language & Co., Inc. on behalf of Hy 'Horowitz,
Brenner Equities, Inc. representing Sormi, Inc. for a variance to add an additional
96 sq. ft. beneath the existing pylon sign to accommodate a plaza directory. A
variance is requested from the requirements of Chapter 3, Section 3-33(m) Pole
(ground) sign, which limits the size of a pole sign to be no greater than fifty (50)
square feet, and would provide for a total of one hundred and sixty-eight (168)
square feet.
Property is legally described as: A portion of the plat of"Dania Golf Course" in Section 34, Township
50 South, Rang 42 East, as recorded in Plat Book 32, Page 17, of the Broward County Public
Records, more particularly described as follows: Commencing at the Northwest corner of the
boundary of said plat; thence run South 2°05'06" East along the West boundary of said plat for
23.07 feet; thence run North 87020'03" East for 175.00 feet to the point of Beginning: thence
continue North 87020'03" East along the South right-of-way line of State Road AIA for 315.57 feet;
thence run South 1054'01" East for 150.00 feet; thence run North 87020'03" East for 150.00 feet;
thence run North 1054'01" West for 150.00 feet; thence run North 87020'03" East for 36.00 feet to
the point of intersection with the East boundary of said plat; thence run South 1°54'01" East along
said East boundary for 626.92 feet to the corner of said East boundary; thence run South 87021'10"

West for 649.55 feet to an intersection with the East right-of-way line of Southeast Third Avenue;
thence run North 2005' 06"West along said East right-of-way line for 476.68 feet; thence run North
87°20'03" East parallel to aid South right-of-way line for 150.00 feet; thence run North 2°05'06"West
for 150.00 feet to the Point of Beginning. Said lands situate, lying and being in the City of Dania,
Broward County, Florida and containing 8.3276 acres, more or less.
Mike Danforth, of Sign Language Sign Co., addressed the board regarding the
petition for a variance from the sign code. The board noted that the petitioner has
submitted a landscape plan to accompany the variance request and plan for
addition to the existing sign. Leigh Kerr addressed the board with some back
ground information on the existing sign and the previous variance that was
approved at this time. Photographs were submitted for the board's review. The
plants that would landscape around the sign were discussed. Victor Lohmann
questioned to the effect on east and west bound traffic on Dania Beach Blvd.
Leigh stated that the traffic visibility would be reviewed at permitting. Hearing no
further discussion, motion was made by Josh Dresser, seconded by Pat Janowski
to recommend approval of the variance request. Motion passed on the following
roll call:

4. SP-14-97 — Request by Nathan and Maria Conner for site plan approval for
construction of a 17,207 sq. ft. warehouse building, "United Fabricators
Warehouse". Property is located at 2364 SW 34th Street, Dania. There is currently
an existing 2,523 sq. ft. warehouse building located at the site. The site is legally
described as follows:
Parcel "A" UNI.FAB.PLAT, according to the plat thereof as recorded in Plat Book
162, Page 48 of the public records of Broward County Florida.
Leigh Kerr, Planning Consultant, described the parcel as being an Industrial Zoned
site (M-3), at the Southeast corner of 34th Street and 24th Ave., North of Collins
Road and West of Ravenswood Rd. Leigh described the project as a 17,207 sq.
ft. warehouse building. The plan has been reviewed to the code, and all criteria for
zoning, use, parking and landscaping is in compliance. The petitioner must submit
plans for waterline and fire hydrant locations and a site lighting and irrigation plan
at the time of building permit submittal. Also, any proposed signs must conform to
code. Nathan Connor addressed the board regarding the request for site plan
approval. Mr. Connor gave a brief overview of the proposed use for this site.
Questions were raised as to which zoning code is in effect for the parking on the
site. It was determined that the County zoning code is in effect for the newly
annexed areas (grand-fathered), but even after review of the City's parking
requirements it was determined that the plan meets or exceeds both criteria for
parking. After further discussion by the board, a motion was made by Josh

Dresser to recommend approval of the site plan with the condition that waterlines,
fire hydrant locations, an irrigation plan and a site lighting plan be submitted prior
to building permit, seconded by Pat Janowski. Motion passed on the following roll
call:

5. Discussion of the City's Comprehensive Plan Update.
