HomeMy WebLinkAboutMinutes of Workshop Site Plan Review MINUTES OF WORKSHOP DANIA BEACH CITY COMMISSION SITE PLAN REVIEW TUESDAY, JUNE 23, 2009 — 6:30 P.M. 1. Call to Order Mayor Castro called the Workshop to order at 6:30 p.m. 2. Roll Call Present: Mayor: Anne Castro Vice-Mayor: C.K. "Mac" McElyea Commissioners: Bob Anton Walter Duke Albert C, Jones City Manager: Robert Baldwin City Attorney: Thomas Ansbro City Clerk: Louise Stilson 3. Presentation by Jon Grant, AIA, NCARB,to construct a 5-story. 19 residential units, building on SW 32nd Avenue Corinne Lajoie, AICP, Principal City Planner, introduced Jon Grant. Jon Grant, AIA, Grant Architects, gave an overview of the project and said that they have owned the property for approximately four years. He explained they would like to create a nice waterfront rental community which would also improve the surrounding neighborhoods. Mr. Grant noted they are requesting an increase in density and an additional story. He advised there would be five apartments per floor which would all face the water, and HUD financing would be available. Mr. Grant indicated they would like to acquire the adjacent property for future residential opportunities which would encourage working class people to live in Dania Beach. He asked for support to move forward with the project. Vice-Mayor McElyea was pleased with the project. Commissioner Jones noted he liked the concept, and asked if the project is doable considering the current economic conditions. Mr. Grant noted in addition to HUD's offer to finance the project, he will look for other types of grant funding in order to lower the proposed monthly rent. Commissioner Anton noted he liked the overall plan. However, he was concerned that there was no guest parking available. He also said that he would like to hear comments of the adjacent neighbors. Mr. Grant indicated that he is just seeking conceptual approval at this time, before he proceeds with the site plan process. He further noted that he will work with the Community Development Department to see what would be the best way to handle the parking issue. Commissioner Anton clarified with Ms. Lajoie that the maximum height allowed in the area is 35 feet. Ms. Lajoie noted that this project is located in the Westside Master Plan area. Commissioner Duke thanked Mr. Grant for bringing his plan before the Commission. He questioned the approximate gross income and the size of the boat slips. Commissioner Duke was very pleased with the project. Commissioner Jones recommended the Green Advisory Board to review the request and provide input. It was the consensus of the Commission for the applicant to move forward with the project which they thought would be a major improvement to the area. 4.
