A RESOLUTION OF THE CITY OF DANIA BEACH, FLORIDA, APPROVING
THE SITE PLAN REQUEST (SP-19-09) SUBMITTED BY STEPHEN
TILBROOK, ESQUIRE WITH THE FIRM SHUTTS & BOWEN LLP,
REPRESENTING THE PROPERTY OWNER ALAN GROSMAN OF 4300
RAVENSWOOD,LLC,FOR PROPERTY LOCATED AT 4310 RAVENSWOOD
ROAD, IN THE CITY OF DANIA BEACH, FLORIDA; PROVIDING FOR
CONFLICTS; FURTHER, PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS,Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of
Dania Beach, Florida, states that a site plan is required as a condition to the issuance of a building
permit; and
WHEREAS,Stephen Tilbrook,Esquire with the firm Shutts&Bowen LLP,representing the
property owner,Alan Grosman of 4300 Ravenswood,LLC,is requesting site plan approval to allow
construction of an RV(recreational vehicle)sales center to be located at 4310 Ravenswood Road in
the City of Dania Beach; and
WHEREAS,the Planning and Zoning Board on July 15,2009,recommended that the City
Commission grant the site plan request(SP-19-09),based upon the criteria set forth in Section 8.4 of
Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application (SP-19-09) for site plan approval, a copy of
which is attached and made a part of this Resolution as Exhibit"A" is approved with the following
conditions:
1) NE hydrant needs to be brought closer to edge of the drive aisle for visibility (Fire
Marshal).
It is further noted that the original site plan is maintained in the office of the Community
Development Department of the City of Dania Beach.
Section 2. That based upon the criteria set forth in Section 8-4(p)of Article 1 of Chapter
8,of the Code of Ordinances of the City of Dania Beach, all site plan approvals shall automatically
expire and become null and void unless the applicant files a complete building permit application
and submits complete contractor drawings within twelve (12)months from the date of approval of
the site plan by the City Commission and the applicant obtains a building permit(including payment
of all fees) within eighteen (18) months of the date of this Resolution.
Section 3. That all resolutions or parts of resolutions in conflict with this Resolution are
repealed to the extent of such conflict.
Section 4. That this Resolution shall be in force and take effect immediately upon its
passage and adoption.

Re: North Trail RV Center—Parking Variance
Dear Corinne,
North Trail RV Center started out as a small family owned recreational vehicle(RV) dealership in
1986. We are an RV dealership built by families for families and currently employ over 120 people at our
locations in FI Myers and Margate.
Our company is looking forward to our new location in Dania Beach. It is my understanding, that in
order for our site plan to be approved,we will require a variance from the off street parking requirements of
your land development code.
The Dania Beach property contains approximately 8 acres and we anticipate hiring approximately 25
full time employees. There will likely not be more than 20 employees working at any one time,and several
employees will likely carpool or use public transportation. In my experience,not more than 20 spaces will.
be needed for employee parking.
As compared to out dealership in Fort•Myers,the proposed Dania Beach dealership is much smaller
and will likely generate less customer traffic. The Fort Myers dealership is approximately 13 acres in size
and has approximately 50 customers throughout the day at peak season. It is highly unlikely that more than
15 customers will visit the Dania Beach facility at any one time.
The proposed Dania Beach dealership will he 8 acres, and have 50 customer and employee parking
spaces. Based upon Our experience,we expect that not more than 35 employee and customer parking spaces
will be utilized at any one time. Accordingly,the proposed site plan,which provides 50 parking spaces for
employees and customers,will be more than sufficient to meet the parking needs of our Dania Reach
dealership,even at peak times.
Accordingly,we request that you grant our regest for the off street parking variance.Please feel free
