A RESOLUTION OF THE CITY OF DANIA BEACH, FLORIDA APPROVING
THE VARIANCE REQUEST SUBMITTED BY NICK ECONOMOS,ON BEHALF
OF THE PROPERTY OWNER, GRIFFIN ROAD PARTNERS, LLC, FOR
PROPERTY GENERALLY LOCATED AT THE NORTHEAST CORNER OF
GRIFFIN ROAD AND RAVENS WOOD ROAD,(2081 GRIFFIN ROAD),IN THE
CITY OF DANIA BEACH, FLORIDA, IN CONNECTION WITH THE
PROVISIONS OF CHAPTER 28, "ZONING'; PROVIDING FOR CONFLICTS;
FURTHER, PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, the Dania Beach Code of Ordinances, Chapter 28, "Zoning" Article 28,
prescribes the signage regulations within the City of Dania Beach; and
WHEREAS, Nick Economos, representing Griffin Road Partners LLC, has applied for a
variance(VA-27-09)to allow two(2)monument signs,(Chapter 28,"Zoning",Article 22.50 permits
one(1)monument sign);the property is generally located at the northeast comer of Griffin Road and
Ravenswood Road, a/k/a 2081 Griffin Road, Dania Beach; and
WHEREAS,the Planning and Zoning Board on July 15, 2009, recommended that the City
Commission grant the variance request based upon the criteria set forth in section 10.13 of Article
10, of Chapter 28, "Zoning", of the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain variance application,for the variance described above from
requirements in Chapter 28, "Zoning", of the City of Dania Beach Code of Ordinances, a copy of
which application is attached and made a part of this Resolution as Exhibit"A", is approved.
Section 2. That this approval shall automatically expire and become null and void unless
the applicant submits a building permit application and construction drawings within twelve (12)
months of City Commission approval and the applicant obtains a building permit(including payment
of all fees)within eighteen (18) months from the effective date of this Resolution.
Section 3. That all resolutions or parts of resolutions in conflict with this Resolution are
repealed to the extent of such conflict.
Section 4. That this Resolution shall be in force and take effect immediately upon its
passage and adoption.

Section 10.13 of the City's zoning regulations sets forth the criteria for obtaining a JUN 1 9 2009

Variance Request: To allow 2 monument signs instead of 1 pursuant to Section 22. Department
under the Hotel Overlay District regulations.
(a) That special conditions and circumstances exist which are peculiar to the land,
structure or building involved and which are not applicable to other lands, structures or
buildings in the same zoning district.
J T-I c`RThe location of the site is the northeast corner of the intersection of Griffin and
Ravenswood Roads. There are two hotels nearing the completion of construction i.e., a
Homewood Suites and a Fairfield Inn. There are two entrances to the property. One is
located on Griffin Road and the second is located on Ravenswood Road. A monument
sign will be located adjacent to Griffin Road identifying the uses as contemplated by
Section 22.52 of the zoning code. However, it is necessary to provide a second
monument sign at the entrance on Ravenswood Road to provide identification for both
hotels. A southbound traveler approaching the property from Ravenswood Road will
require the assistance of the monument sign to identify the Homewood Suites which is
located on the easterly portion of the site.
(b) That the special conditions and circumstances do not result from the actions of the
applicant.
The site plan was developed and approved with an interior roadway and traffic
circulation configuration involving cross access and parking among the buildings. It is
important to provide sufl4cient and easily identifiable signage to assist the traveling
public in locating the uses on,the property.
(c) That granting the variance requested will not confer on the applicant any special
privilege that is denied by this chapter to other lands, buildings or structures in this same
zoning district.
The Hotel Overlay District was created to take into account special needs and
requirements for developments in connection with tourism related services in proximity
to the Fort Lauderdale Hollywood International Airport. The District is limited to
properties located adjacent to Griffin and Stirling Roads. This request only serves to
facilitate safe and convenient access to the property from both of the approved entrances.
(d) That literal interpretation of the provisions of this chapter would deprive the
applicant of rights commonly enjoyed by other properties in the same zoning district
under the terms of this chapter and would work unnecessary and undue hardship on the
applicant.
In order to attain the goal contemplated by the implementation of the Hotel
Overlay District on this property and the approval of the mixed use development,

appropriate and functional signage is required. It is in the public interest to assure that
there is identification of the uses by the traveling public approaching the property who
will be unfamiliar with the area and the specific location of the hotels.
(e) That the variance granted is the minimum variance that will make possible the
reasonable use of the land,building or structure.
This request is limited to only one additional monument sign to that already
allowed under the zoning regulations applicable to the Hotel Overlay District. It is
reasonable to identify the uses within the property at each of the two entrances to the
property from two major thoroughfares.
(f) That the grant of the variance will be in harmony with the general intent and purpose
of this chapter, and that such variance will not be injurious to the area involved or
otherwise detrimental to the public welfare.
The grant of this variance will be of assistance to the public, and not injurious or
detrimental It will help identify the uses of the property by those unfamiliar with the
area as they attempt to locate their destination hotels. The purpose of the Hotel Overlay
District is to provide supporting facilities for city tourism and minimal signage as
requested by the applicant is in keeping with the intent and purpose of the District.
