HomeMy WebLinkAboutR-2009-174 Dezi Law Office Site Plan Extension RESOLUTION NO. 2009-174 A RESOLUTION OF THE CITY OF DANIA BEACH, FLORIDA, APPROVING THE REQUEST SUBMITTED BY STEVEN M.SINGER,MANAGING MEMBER REPRESENTING T J &F — RAVENSWOOD LLC, FOR AN EXTENSION TO VARIANCE VA-14-08 ORIGINALLY APPROVED BY RESOLUTION 2008-136 AND SITE PLAN SP-13-08 ORIGINALLY APPROVED BY RESOLUTION 2008- 137 ON AUGUST 26, 2008, FOR PROPERTY LOCATED AT 5481 RAVENSWOOD ROAD IN THE CITY OF DANIA BEACH; PROVIDING FOR CONFLICTS; FURTHER, PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach, Florida, states that a site plan is required as a condition to the issuance of a building permit; and WHEREAS,Steven M. Singer,Managing Member representing T J&F Ravenswood LLC, has applied for an extension to variance VA-14-08 and site plan SP-13-08 requests relating to the proposed construction of a 6,967 square foot office building, to be located at 5481 Ravenswood Road, in the City of Dania Beach; and WHEREAS, On August 26, 2008,variance VA-14-08 was approved by Resolution 2008- 136 and site plan SP-13-08 was approved by Resolution 2008-137, both approvals expiring on August 25, 2009; and WHEREAS,the applicant would like to extend the expiration date of the variance and site plan requests for an additional 12 months; NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF DANIA BEACH, FLORIDA: Section 1. That the request to extend the expiration date for the variance(VA-14-08)and site plan (SP-13-08)requests until September 22, 2010 is approved. Section 2. That such approvals are also subject to the following conditions recommended by Staff- 1. Applicant must pay into the City's Tree Trust Fund$1,981.00 for trees being removed from the site (Landscape Consultant). 2. A tree removal permit will be required prior to the removal of any tree on site (Landscape Consultant). 3. Demonstrate the distances of existing fire hydrants adjacent to both sides of the proposed fire hydrant; maximum hydrant spacing shall not exceed 300 feet(Fire Marshal). Section 3. That all resolutions or parts of resolutions in conflict with this Resolution are repealed to the extent of such conflict. Section 4. That this Resolution shall be in force and take effect immediately upon its passage and adoption. PASSED AND ADOPTED on September 22, 2009.
