A RESOLUTION OF THE CITY OF DANIA BEACH, FLORIDA, APPROVING
THE REQUEST MADE BY JOSE 1. JUNCADELLA, P.A., MANAGER FOR
AIRPORT COMMERCE PARK(ACP PARTNERS,LLC),FOR AN EXTENSION
TO THE APPROVED SITE PLAN(SP-85-07)BY RESOLUTION 2008-187 AND
VARIANCE (VA-55-08) BY RESOLUTION 2008-186, ON OCTOBER 14, 2008
FOR PROPERTY LOCATED AT 4101 RAVENSWOOD ROAD,IN THE CITY OF
DANIA BEACH, FLORIDA; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS,on October 14,2008,pursuant to Resolution No.2008-186,site plan approval
for the proposed construction of a 9,277 square foot office building, located at 4101 Ravenswood
Road, in the City of Dania Beach,was granted, subject to the following conditions:
1. Applicant must address all 8 comments made by the City's Landscape Consultant dated
July 17, 2008 prior to this item being scheduled for the City Commission agenda.
2. Additional fire hydrant must be provided at North end (Fire Marshal).
3. Provide update site plan reflecting additional hydrant to Fire Prevention(Fire Marshal).
4. A declaration is to be recorded in the Broward County Public Records which will provide
that the owner of the property will coordinate with the appropriate governmental agency
in order to dedicate the necessary land if and when it is determined that a cul-de-sac for
S.W. 22nd Terrace, S.W. 22"d Avenue or both is needed,which construction will require
dedication of a portion of the applicant's property.;
and
WHEREAS,on October 14,2008,pursuant to Resolution No.2008-187,variance approval
for relief so that only the area associated with the new building will be required to comply with
vehicle use area(parking area)landscape and related requirements(Chapter 26,"Vegetation",Article
IV,"Landscaping", Section 26-43,requires the entire existing vehicle use area for all of the buildings
to meet code requirements for all parking areas)for property located at 4101 Ravenswood Road, in
the City of Dania Beach, was granted, subject to conditions; and
WHEREAS,Jose 1.Juncadella,P.A.,Manager for Airport Commerce Park(ACP Partners,
LLC), is requesting an extension of the approvals associated with the above described project
relating to site plan SP-85-07 and variance VA-55-08 for two (2)years until October 27, 2011;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That the request to extend the expiration date of the approvals until October
27, 2011 for the site plan and variance request is approved, subject to the conditions previously
approved by the City Commission.
Section 2. That all such approvals are subject to the conditions previously approved by
the City Commission.
Section 3. That all resolutions or parts of resolutions in conflict with this Resolution are
repealed to the extent of such conflict.
Section 4. That this Resolution shall be in force and take effect immediately upon its
passage and adoption.
PASSED AND ADOPTED on October 27, 2009.
