A RESOLUTION OF THE CITY OF DANIA BEACH, FLORIDA APPROVING
THE VARIANCE REQUEST SUBMITTED BY ISRAEL FINTZ,MANAGER OF
TROPICAL PARADISE RESORTS, LLC (RODEWAY INN) FROM CHAPTER
28,"ZONING",FOR PROPERTY LOCATED AT 2540 STATE ROAD 84,DANIA
BEACH; PROVIDING FOR CONFLICTS; FURTHER, PROVIDING FOR AN
EFFECTIVE DATE.
WHEREAS, the Dania Beach Code of Ordinances Chapter 28, "Zoning", Article 28,
"Signs", sets the signage requirements in the City of Dania Beach; and
WHEREAS, Israel Fintz, Manager of Tropical Paradise Resorts, LLC (Rodeway Inn) is
requesting a variance (VA-59-09)to allow for a 35 foot high monument sign with 151 square foot
sign area including a new 16 square foot digital reader board(Chapter 28,"Zoning","Signs",Article
28.120 permits a maximum height of 8 feet,48 square foot sign area in this district and no movable
copy), for property located at 2540 State Road 84, in the City of Dania Beach; and
WHEREAS,the Planning&Zoning Board on January 20,2010 recommended approval of
the variance request,based upon the criteria set forth in Section 10.13 of Article 10, of Chapter 28,
"Zoning", of the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application VA-59-09 from requirements listed in the Dania
Beach Code of Ordinances, Chapter 28, "Zoning", Article 28, "Signs" is approved, subject to the
following restrictions:
a) the height of the sign shall be limited to fifteen (15) feet;
b) a digital reader board consisting of a minimum of sixteen(16)square feet is approved;
the message displayed on it may not be changed more than twice on any day and no moveable copy is
permitted at any time; and
c) the overall sign area,including the reader board sign area,is limited to an area of sixty-
four(64)square feet(forty-eight(48)square feet permitted by code,plus sixteen(16)square feet for
the digital reader board).
Section 2. That all resolutions or parts of resolutions in conflict with this Resolution are
repealed to the extent of such conflict.
Section 3. That this Resolution shall be in force and take effect immediately upon its
passage and adoption.

Please realize that DOT built the entranec to 195 in front Of Out (E c wa,v.
We are requesting the city to permit us to keep our height of the existing sign but to allov, us to modify it and
make it in to a permitted monument sign. The Ramada on 84 has been able to do this. I have spoken with code
enforcement and some of the City Commissioners and they will support my request Without this request we
will Sure]\ perish due to it being, very hard to find us and see us from any major road.
A: Without our sign height you cannot see the hotel location. Fspecially from the north side of the road.
B: DOT built the new i-95 entrance in front of our hotel over 10 Year ago.
C:No special privilege because the sign has been there for over 20 year
D: If we can't keel) our sign height it will affect our revenues and create traffic accidents.
E: I wish we could make it hialter but we cannot afford the cost to di so. Sign 32' height x 16' wide
F: The sign has been here for the Iasi 20 years and will not affect any other business being we are in a")
industrial zone. We have already spent 25k in modernizing the sign from the old airport inn after the hurricane.
We are also requesting permitting static digital reader board sign.
W, have invested a great deal of money to modernize the property. We want to continue to improve and
expand. This project to do the sign comes at the worst Possible titre. Banks have eliminated all credit lines and
construction loans. Ili-money that we will use for this is coming out of marketing and promotion budget. we
would prefer a 2 year extension ,A ith the existing sign and Just repaint the polls.

The original sign when we acquire the property in '1005 and before the
hurricane rip it apart. The si-an was actually 7 feet taller back then. The

with old poll sign. If we don't maintain the height we would be
lost on the road and would create a traffic problem and
accident due to people rushing over to the left to get in before
