The Glen-Lauren Plat is located in Dania, between S.E. 5th St. and S.E. 7th St. and on the Westerly side of S.E. 5th Ave. The Plat has been approved by both the Broward County Commis- , sion and the Dania City Commission on recent dates. ` Why it was approved, in it' s present form, is now incomprehen- sible to us . All of the Streets and Alleyways in the South East area of the City, most generally, are laid out in an East/West direction. The Glen-Lauren Plat was changed from an East/West direction to a North/South direction in total contradiction to the whole surrounding area. This was done against the advice and recommendations of a County Planning Staff member. He recognized that there was an outright Safety Hazard violation on the Plat, as to the normal ' ' traffic flow into and out of S.E. 5th Avenue to the Plat area. This extremely unsafe situation is presently in effect, under the new Plat. A very large contingent of property owners, in the immediate vicinity is vehemently opposed to this present Platting. Leeds q RE: Concurrency Ordinance DATE: January 29 , 1999 The proposed Concurrency Ordin,-nce is required as part of 'he City 's Land Development Regulations in accordance to chapter 163 , Florida Statutes. Essentially , concurrency requires that new development provides sufficient infrastructure to accomodate the proposed development. This infrastructure, or public facilities as they are referred to, must be provided concurrent with the development. No development permit can be issued unless the 1 capacity is available. i In Dania , each project will be required to obtain a Determination of Concurrency prior to obtaining a building permit. As with most other Broward County communities , the principal problem with respect to concurrency, is lack of sufficient roadway capacity on State and County roads. Inasmuch as almost the entire City of Dania is located in a Compact Deferral Area , roadway concurrency is an issue with almost every project.
