HomeMy WebLinkAboutR-2010-109 William Stamm Site Plan RESOLUTION NO. 2010-109 A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF DANIA BEACH, FLORIDA, APPROVING THE SITE PLAN REQUEST (SP-19-10) SUBMITTED BY DAVID POULIOT, ONE CALL CONSTRUCTION, INC. REPRESENTING THE PROPERTY OWNER, WILLIAM STAMM FOR PROPERTY LOCATED AT 684 SW 7T" TERRACE IN THE CITY OF DANIA BEACH, FLORIDA; PROVIDING FOR CONFLICTS; FURTHER, PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, Section 8.4, Article 1, Chapter 8, of the Code of Ordinances of the City of Dania Beach, Florida, states that a site plan is required as a condition to the issuance of a building permit; and WHEREAS, David Pouliot, One Call Construction, Inc. representing property owner, William Stamm, is requesting site plan approval to allow construction of a 5,422 square foot industrial building at 684 SW 7`h Terrace in the City of Dania Beach; and WHEREAS,the Planning and Zoning Board on June 16,2010,recommended that the City Commission grant the site plan request(SP-19-10), based upon the criteria set forth in Section 8.4, Article 1, Chapter 8, of the Code of Ordinances of the City of Dania Beach; NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF DANIA BEACH, FLORIDA: Section 1. That that certain application (SP-19-10) for site plan approval, a copy of which is attached and made a part of this Resolution as Exhibit"A"is approved with the following conditions: Fire Marshal • Provide fire flow calculations; • Provide a hydrant flow test; and • Identify the water main sizes. It is further noted that the original site plan is maintained in the office of the Community Development Department of the City of Dania Beach. Section 2. That based upon the criteria set forth in Section 8-4(p),Article 1,Chapter 8,of the Code of Ordinances of the City of Dania Beach,all site plan approvals shall automatically expire and become null and void unless the applicant files a complete building permit application and submits complete contractor drawings within twelve (12) months from the date of approval of the site plan by the City Commission and the applicant obtains a building permit(including payment of all fees) within eighteen (18) months of the date of this Resolution. Section 3. That all resolutions or parts of resolutions in conflict with this Resolution are repealed to the extent of such conflict. Section 4. That this Resolution shall be in force and take effect immediately upon its passage and adoption. PASSED AND ADOPTED on July 27, 2010. 6 C. K. To whom it may concern, My name is William Stamm ownerand President of Iron Clad Welding Inc as well as the property on 684 SW 7th Terrace. It has always been my intention to relocate my business of metal fabrication to this property. I purchased it in early 2008 and have been actively working with the Building and Planning departments prior to and after the purchase of the property. The format of my business has not changed in over 25 years. We are an Artisan business that does mostly custom aluminum fabrication. Most of our projects are static in nature and we meet with customers off site on their locations. In a stronger economy,we employee 5 or so employees. Customers hire Iron Clad Welding Inc.for our ability to provide quality custom work and a larger crew would compromise our quality control.We may have two to three employees in the shop doing fabrication and two more doing field installation at capacity. In our recent Planning meeting, an issue was brought to our attention concerning our special exception application and how it may affect the community.We had the opportunity to meet with the CRA Director and feel the proposed solution would fulfill the requirements of the community's concerns as well as not impose any further finarcial hardship on me. We propose that during any welding done in our shop we will lower and close all bay doors facing 7th Terrace. During normal operations we may have the bay doors open. Our welding is again on a artisan capacity and this will not be an inconvenience for us and it curbs any exposure to the residential areas we abut . Please understand that we only wish to continue our business in the City of Dania where we have been rooted for over twenty five years. We take every opportunity to hire locally when job qualifications are met.We run a professional operation that has performed service for local vendors, local contractors, the City of Dania and all of its local municipalities.
