A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF DANIA
BEACH, FLORIDA, APPROVING THE REQUEST MADE BY A PROPERTY
OWNER, WILLIAM STAMM, FOR AN EXTENSION OF THE SITE PLAN
(SP-19-10), GRANTED BY RESOLUTION NO. 2010-109; SPECIAL
EXCEPTION (SE-19-10), GRANTED BY RESOLUTION NO. 2010-107; AND
VARIANCE (VA-20-10), GRANTED BY RESOLUTION NO. 2010-108 FOR
PROPERTY LOCATED AT 684 SW 7Tx TERRACE IN THE CITY OF DANIA
BEACH, FLORIDA; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, on July 27, 2010, pursuant to Resolution No. 2010-109, a site plan (SP-19-
10) was approved for the proposed construction of a 5,422 square foot industrial building to be
located at 684 SW 7t' Terrace in the City of Dania Beach, subject to conditions; and
WHEREAS, on that same date, pursuant to Resolution No. 2010-108, a variance (VA-
20-10) was approved to allow six (6) parking spaces (Chapter 28, "Zoning", "Supplemental Use
Regulations", Article 6.21, "Off-Street Parking", requires nine (9) parking spaces), for the
property; and
WHEREAS, also on that same date, pursuant to Resolution 2010-107, a special
exception use (SE-19-10) was approved to allow the activity of welding as a use within a
building proposed to be constructed at the property; and
WHEREAS, the property owner, William Stamm, is requesting an extension of the
approvals for an additional two(2) years, until September 13, 2013;
NOW,THEREFORE,BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH,FLORIDA:
Section 1. That the request to extend the expiration dates of the approvals identified
above of the site plan(SP-19-10),the variance (VA-20-10), and the special exception(SE-19-10)
to July 9, 2013,are approved, subject to the following conditions:
Fire Marshal recommends the following regarding the site plan approval:
• Provide fire flow calculations;
• Provide a hydrant flow test; and
• Identify the water main sizes.
The CRA Director recommends approval of the special exception use due to the special
circumstance of this individual case. This recommendation is based on the following
conditions:
• The applicant close bay doors facing SW 71h Terrace during any welding activity, and
• The applicant hires local job applicants whenever feasible.
Section 2. That all such approvals are subject to the conditions previously approved
by the City Commission.
Section 3. That all resolutions or parts of resolutions in conflict with this Resolution
are repealed to the extent of such conflict.
Section 4. That this Resolution shall be in full force and take effect immediately
upon its passage and adoption.
