A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF DANIA
BEACH, FLORIDA, APPROVING THE SITE PLAN REQUEST (SP-34-11)
SUBMITTED BY DOUG SCHULTZ, RLA, WITH THE FIRM CRAVEN
THOMPSON & ASSOCIATES, INC., REPRESENTING THE CITY OF DANIA
BEACH FOR PROPERTY LOCATED AT 101 NORTH BEACH ROAD,IN THE
CITY OF DANIA BEACH, FLORIDA; PROVIDING FOR CONFLICTS;
FURTHER, PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS,Part 6, "Development Review Procedures and Requirements",Article 635 of
the City of Dania Beach,Florida Land Development("Code"), states that approval of a site plan is
required prior to the commencement of any development in any zoning district of the City,including
but not limited to grading,excavating,dredging,filling,installation of roads and utilities incidental
to vertical construction, interior building alterations that increase the number of residential units,
business/tenant spaces, or otherwise increase the parking requirement under Article 265, prior to
issuance of any building permit, and whenever required by other provisions of the Code; and
WHEREAS, Doug Schultz, RLA with the firm Craven Thompson & Associates, Inc.,
representing the City of Dania Beach is requesting site plan approval for the proposed construction of
a municipal marina located at 101 North Beach Road, in the City of Dania Beach; and
WHEREAS,the City Commission conducted a duly noticed public hearing in accordance
with Article 610 of the Dania Beach Land Development Code;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH,FLORIDA:
Section 1. That that certain application (SP-34-11) for site plan approval, a copy of
which is attached and made a part of this Resolution as Exhibit"A"is approved.
It is further noted that the original site plan is maintained in the office of the Community
Development Department of the City of Dania Beach.
Section 2. That based upon the criteria set forth in Section 635 of the Dania Beach Land
Development Code, all site plan approvals shall automatically expire and become null and void
unless the applicant files a complete building permit application with construction drawings for all
improvements shown on the site plan within 12 months from the date of this Resolution, obtains a
building permit (including payment of all fees) for all such improvements within eighteen (18)
months of this Resolution and that the permits remain valid until a certificate of occupancy or its
equivalent is issued for the improvements.
Section 3. That all resolutions or parts of resolutions in conflict with this Resolution are
repealed to the extent of such conflict.
Section 4. That this Resolution shall be in force and take effect immediately upon its
passage and adoption.

SUBJECT: SP-34-11: The applicant, Craven Thompson & Associates, on
behalf of the City of Dania Beach is requesting site plan approval
for the Dania Beach Municipal Marina located at 101 N Beach
Road.
PROPERTY INFORMATION

LAND USE DESIGNATION: Parks and Recreation
On April 25, 2011, the City entered into an agreement with Craven Thompson &
Associates, Inc. to redesign the City's municipal marina. Subsequently, the applicant
submitted a site plan application for a new 1,251 square foot dockmaster building, air
conditioned restrooms with a laundry facility, a 1,500 square foot open air picnic pavilion,
charcoal barbeque grills, a 100 square foot fish cleaning pavilion, three gateway kiosks,
and 122 new floating docks. In addition, the site plan provides enhanced landscaping
and the applicant will upgrade the existing signage at time of permitting.
The site plan application has been reviewed by the Fire Marshal, Public Services, the
City's landscape consultant, and the Planning Division. The following items must be
addressed by the applicant prior to final approval for permitting:
FIRE MARSHAL:
1. Please provide the fire flow demand for the project on company letterhead to be
signed and sealed by the engineer of record.
2. The Fire Prevention Bureau is still attempting to obtain the fire hydrant flow test
information as performed by Universal Fire Protection. If we are unable to obtain the
report, a flow test shall be required.
3. The fire protection for the dock must be approved by the Fire Marshal. The protection
for the dock is currently being re-designed in accordance with resolutions decided in a
recent meeting with the Fire Marshal.
STAFF RECOMMENDATION
Approval, provided the outstanding comments are addressed prior to permitting.

The Dania Beach Municipal Marina project consists of the removal of the existing boats docks,
seawall cap and some upland hadscape areas. The marina will be replaced with new boat docks,
seawall and a waterfront promenade. A new dockmaster building will be constructed and will
include the dockmaster's office, a lounge, laundry and restroom facilities for those renting boat
slips in the marina. There will be a new open air covered pavilion added for holding functions. A
covered fish cleaning station and a grill zone will also be added. New gateway kiosks will be
constructed at the dock access points along with enhanced landscape plantings along the new
waterfront promenade.
This project is consistent with all applicable codes and requirements;and meets the criteria set
forth in the Dania Beach, Florida Code of Ordinances, Zoning Code.
