A RESOLUTION OF THE CITY OF DANIA BEACH,FLORIDA,APPROVING
MODIFICATIONS TO THE APPROVED SITE PLAN SUBMITTED BY DAVID
HOURI ON BEHALF OF VENETIAN BEACH LLC., FOR PROPERTY
GENERALLY LOCATED SOUTH OF SW 44TH AVENUE ON THE EAST SIDE
OF SW 32ND AVENUE, DANIA BEACH; PROVIDING FOR CONFLICTS;
FURTHER, PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of
Dania Beach, Florida, states that a site plan is required as a condition to the issuance of a building
permit; and
WHEREAS,David Houri on behalf of Venetian Beach,LLC.has applied for modifications
to the site plan approved by Resolution 2005-114, relating to the proposed construction of 60
residential units (three story buildings) with parking, club house and pool, for property generally
located south of SW 44th Avenue on the east side of SW 32"d Avenue, Dania Beach;
NOW,THEREFORE,BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That the proposed modifications to the site plan (SP-54-04), for property
generally located south of SW 44th Avenue on the east side of SW 32"d Avenue, Dania Beach is
approved, subject to the following conditions:
Section 2. That based upon the criteria set forth in Section 8-4(p)of Article 1 of Chapter 8,
of the Code of Ordinances of the City of Dania Beach, all site plan approvals shall automatically
expire and become null and void unless building permits are obtained on or before 12 months from
the date of this Resolution.
