HomeMy WebLinkAboutR-2013-099 Approved Request for Modifications to Site Plan submitted by Bridge Development Partners, LLC for Owner BridgePort 95, LLC located at 2650 SW 36 Street RESOLUTION NO. 2013-099 A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF DANIA BEACH,FLORIDA,APPROVING THE REQUEST FOR MODIFICATIONS TO SITE PLAN SP-64-07, APPROVED ON JANUARY 8, 2008, SUBMITTED BY BRIDGE DEVELOPMENT PARTNERS, LLC, REPRESENTING THE PROPERTY OWNER BRIDGE PORT 95,LLC,FOR PROPERTY LOCATED AT 2650 SW 36 STREET, DANIA BEACH; PROVIDING FOR CONFLICTS; FURTHER, PROVIDING FOR AN EFFECTIVE DATE. WHEREAS,on February 26,2013,pursuant to Resolution 2013-021,the Dania Beach City Commission approved an extension to the special exception request,pervious area waiver and site plan approval until January 27,2014,and for the Applicant and the property first identified above; WHEREAS,Part 6,"Development Review Procedures and Requirements",Article 635-20, of the Cityof Dania Beach,Florida Land Development("Code"),states that approval of a site plan is P ( ) PP required prior to the commencement of any development in any zoning district of the City,including but not limited to grading,excavating,dredging,filling,installation of roads and utilities incidental to vertical construction, interior building alterations that increase the number of residential units, business/tenant spaces, or otherwise increase the parking requirement under Article 265, prior to issuance of any building permit, and whenever required by other provisions of the Code; and WHEREAS, any changes or deviations of approved site plans must be reviewed and approved under the same procedures that apply to new site plans; and WHEREAS,Bridge Development Partners, LLC,representing the property owner Bridge Port 95,LLC,has applied for modifications to the site plan originally approved by the Dania Beach City Commission on January 8, 2008, relating to a construction an office/warehouse building; the modification reduces the building square footage by approximately 10,000 square feet on the property located at 2650 SW 36 Street, Dania Beach, Florida; NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF DANIA BEACH,FLORIDA: Section 1. That the proposed modifications to the site plan (SP-64-07) for property located at 2650 SW 36 Street, Dania Beach, Florida are approved with the following conditions: 1. Show sight distance analysis using FDOT Index No. 546 at all points of egress. Please address comment note saying"Site triangles are within ROW",which is not sufficient. This should be reflected on the pavement marking and landscape plans (Public Services). 2. Provide drawing file (dwg or dgn) disk of the approved site plan in Florida State Plane Coordinate(NAD 83). This should be addressed as part of the final submittal. Due at final site plan(Public Services). 3. Sheet SP-1 Hydrant locations do not match locations of other sheets(PE-1,PM-1 &FP-1). Please correct(Fire Marshal). 4. Must meet the conditions identified by Broward County Aviation Department in its letter dated August 2, 2013. Section 2. That based upon the criteria set forth in Part 6, "Development Review Procedures and Requirements",Article 635,of the City of Dania Beach Florida Land Development Code, all site plan approvals shall automatically expire and become null and void unless building permits are obtained on or before 18 months from the date of this Resolution. Section 3. That all resolutions or parts of resolutions in conflict with this Resolution are repealed to the extent of such conflict. Section 4. That this Resolution shall be in force and take effect immediately upon its passage and adoption. PASSED AND ADOPTED on September 10, 2013.
