APPROVAL OF MINUTES
Motion was made by Randy Wright to approve the October 16, 2013 minutes of the Planning &
Zoning Board sitting as Local Planning Agency and was seconded by Bill Harris minutes were
approved 5-0.
BOARD ITEMS
1) RZ-58-13; LUF-65-13: The applicant, Craven Thompson and Associates, Inc., on behalf
of SDS Development and Trust, LLC c/o Sharon Sharaby, is requesting rezoning and
assignment of flex approval for the property located at 2616 – 2648 Griffin Road.
Principal Planner, Corinne Lajoie made presentation and recommends approval.
Randy Wright asked staff if there was a site plan available to review with this application.
Principle Planner, Corinne Lajoie replied typically the applicant will not spend the money to
design a site plan without the assurance that the zoning will be approve to accommodate the proposed
project. Corinne also stated that the City’s current vision is to widen the commercial corridor along
Griffin Road.
Tim Pribisco agreed with Corinne Lajoie in that the City’s vision is to widen the commercial
corridor along Griffin Road.
ANY PERSON WHO DECIDES TO APPEAL ANY DECISION MADE BY THE PLANNING AND ZONING ADVISORY BOARD WITH REGARD TO ANY MATTER CONSIDERED AT THIS MEETING OR
HEARING WILL NEED A RECORD OF THE PROCEEDINGS, AND FOR SUCH PURPOSE MAY NEED TO ENSURE THAT A VERBATIM RECORD OF THE PROCEEDINGS IS MADE WHICH RECORD INCLUDES THE TESTIMONY AND EVIDENCE UPON WHICH THE APPEAL IS TO BE BASED.

Neighboring property owner, Jerry Mordes doesn’t agree with the widening of the commercial
corridor and wants to know what the plans are for the proposed site. He feels this zoning change will
affect the vehicular traffic in front of his property.
Catherine Donn, representative for the applicant stated that during the design process phase
the applicant will take into consideration all of the neighboring properties concerns and they will have
time to put input their concerns during the design phase, if we can get the zoning approval to move
forward. She also stated that the project will have no vehicular traffic impact on the neighboring
properties.
Property owner, Robert Sanstrom stated he would ask the board to require the applicant to
show a proposed plan for the project prior to zoning approval.
Corinne Lajoie explained the public hearing process.
Derrick Hankerson asked staff if the zoning change would remain even if the future site plan
is not approved.
Corinne Lajoie stated that yes the zoning change would remain.
Randy Wright stated he would like to see a plan for the site prior to approving a zoning change.
Motion was made by Randy Wright to disapprove item #1, RZ-58-13; LUF-65-13 for rezoning
and land use flex and was seconded by Derrick Hankerson. Motion failed 2-3.

Motion was made by David Nuby Jr. to approve item #1, RZ-58-13; LUF-65-13 for rezoning
and land use flex and was seconded by Bill Harris. Motion was approved 3-2.
