A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF DANIA
BEACH, FLORIDA, APPROVING AN AMENDMENT OF A NOTATION ON
THE BUDLIGHT AND BUD PLATS (PL-40-15); PROVIDING FOR
CONFLICTS; FURTHER, PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, the boundary plat known as the "BUDLIGHT" Plat was approved by the
Dania Beach City Commission on August 2, 1988 by Ordinance No. 45-88; and
WHEREAS, the boundary plat known as the "BUD" Plat was approved by the Dania
Beach City Commission on April 9, 1985 by Ordinance No. 08-85; and
WHEREAS, the applicant, Todd Stephens, representing the property owner Stephens
Broward properties, LLC, is requesting to relocate the Non-Vehicle Access Line (NVAL); and
WHEREAS,the applicant is requesting to amend the plat note accordingly, as follows:
BUDLIGHT PLAT NOTE AMENDMENT:
FROM: Parking use only.
TO: 25,000 square feet of General Industrial.
Industrial Use may have 30% ancillary office per bay or per single tenant
building Commercial/retail and no freestanding office uses are permitted
within the plat without the approval of the Broward County
Commissioners who shall review and address these uses for increased
impacts.
BUD PLAT NOTE AMENDMENT:
FROM: 48,000 square feet of General Industrial
TO: 90,000 square feet(58,158 square feet existing) of General Industrial.
Industrial Uses may have 30% ancillary office per bay or per single tenant
building. Commercial/retail and no freestanding office uses are permitted
within the plat without the approval of the Broward County
Commissioners who shall review and address these uses for increased
impacts; and
WHEREAS, this request was reviewed by the City Development Review Committee
(DRC) on May 28, 2015 and the applicant has addressed all comments; and
WHEREAS, Broward County requires that the City of Dania Beach concur with the
proposed revision prior to a review by the Broward County Commission;
NOW,THEREFORE,BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH,FLORIDA:
Section 1. That the City of Dania Beach approves the proposed amendment to the
plat note to allow for 115,000 total square feet of general industrial use in connection with the
"BUDLIGHT" and "BUD" Plats (PL-40-15); the proposed revision is identified in Exhibit "A",
and a copy of it is attached to this Resolution.
Section 2. That all resolutions or parts of resolutions in conflict with this Resolution
are repealed to the extent of such conflict.
Section 3. That this Resolution shall be in force and take effect immediately upon its
passage and adoption.

Narrative explaining proposed changes and requested result
i
1. Non-Vehicular Access Line(NVAL)
In 2007, we processed applications to amend the platted non-vehicular access line on
Ravenswood Road to shift our driveway access in order to be compatible with the
design of the County's Ravenswood Road project.
However, the Ravenswood Road project was delayed and is currently being redesigned.
Design Section staff from the Highway Construction and Engineering Division advises
that the new design for Ravenswood Road will accommodate the northern driveway
access in its original location.

This request is to restore the northern driveway to its original platted location and to
terminate the right-of-way and construction agreement recorded in Official Records
Book 45758, Page 1120-1151.
Budlight Plat(102-MP-88)
Close the 80-foot opening on the east side of Ravenswood Road, centered
approximately 50 feet north of the south plat limits.
Bud Plat(14-MP-85)
Open a 50-foot opening centered approximately 43 feet south of the north plat limits. �.
2. Budlight Plat Note Amendment
