A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF DANIA
BEACH, FLORIDA, APPROVING THE REQUEST MADE BY PULICE
LAND SURVEYORS, INC. ON BEHALF OF THE PROPERTY OWNER,
FOREST VIEW ESTATES, LLC TO AMEND A NOTATION ON THE
"FOREST VIEW ESTATES" PLAT (DR-85-15) FOR PROPERTY LOCATED
NORTH OF STIRLING ROAD AND WEST OF SW 35TH AVENUE ALONG
FOREST VIEW CIRCLE IN THE CITY OF DANIA BEACH FLORIDA, AND
LEGALLY DESCRIBED IN EXHIBIT "A", A COPY OF WHICH IS
ATTACHED TO THIS ORDINANCE; PROVIDING FOR SEVERABILITY;
PROVIDING FOR CONFLICTS; FURTHER PROVIDING FOR AN
EFFECTIVE DATE.
WHEREAS, the boundary plat known as the "FOREST VIEW ESTATES" Plat was
approved by the Dania Beach City Commission on October 12, 2004 by Ordinance No. 2004-
028; and
WHEREAS,the applicant, Pulice Land Surveyors, Inc., on behalf of the property owner,
Forest View Estates, LLC, is requesting to amend a notation on the "FOREST VIEW
ESTATES" plat for property located north of Stirling Road and west of SW 35"' Avenue along
Forest View Circle; and
WHEREAS, the applicant is requesting to amend the plat note as follows:
"FOREST VIEW ESTATES"PLAT NOTE AMENDMENT:
FROM: 31 single family detached units and a 0.284 acre park
TO: 31 single family detached units and a 0.284 acre private recreational area; and
WHEREAS, this request was reviewed by the City Development Review Committee
(DRC) on August 27, 2015 and the applicant has addressed all comments; and
WHEREAS, Broward County requires that the City of Dania Beach concur with the
proposed revision prior to a review by the Broward County Commission;
NOW,THEREFORE,BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH,FLORIDA:
Section 1. That the City of Dania Beach approves the proposed amendment to the
plat note to allow for thirty-one (31) single family homes and a 0.284 acre recreational area for
the "FOREST VIEW ESTATES" plat (DR-85-15); the proposed revision is identified in Exhibit
"B", and a copy of it is attached to this Resolution.
Section 2. That all resolutions or parts of resolutions in conflict with this Resolution
are repealed to the extent of such conflict.
Section 3. That this Resolution shall be in force and take effect immediately upon its
passage and adoption.

We represent Forest View EstaWs, LLC. We are asking to amend the resbk6m note
on this recorded plat of"Forest View Estatee(Plat Book 175,Page 182)to
accommodate a change in the development plan. Parcel"P",originally dedicated to be
a public park,has already been deeded back to the owners(see attached deed and
Municipal Resolution 2016-009).
The current plat note rids as foilows:
