A. PROJECT INFORMATION
The proposed amendment site contains approximately 8.8 acres. The amendment site is
generally situated on the north side of Griffin Road and east of Ravenswood Road/Angler's
Avenue. The applicant is proposing a land use plan amendment to change the site's
designation from Office Park to Commercial.
Existing Land Use
The existing designation for the site is Office Park. The City has established an intensity
standard for Office Park uses at .5 FAR. Given the existing office park land use, it is expected
that development on the site would be 1-story. Therefore, the existing maximum level of
development is calculated as 8.8 acres x 43,560 square feet per acre = 383,328 square feet x
.5 FAR= 191,664 square feet of office park use.
Proposed Land Use
The proposed designation for the site is Commercial. The City has established an intensity
standard for Commercial uses at 0.5 FAR. Given the proposed commercial land use, it is
expected that development on the site would be 1-story. Therefore, the proposed
maximum level of development is calculated as 8.8 acres x 43,560 square feet per acre =
383,328 sq.ft. square feet x .5 FAR = 191,664 square feet of commercial use.
