ROLL CALL PLANNING AND ZONING BOARD ITEMS 1) SP-14-07 - Rabbi Andrew Skurowitz, representing the applicant Brauser Maimonides Academy, is requesting a site plan for the proposed development of a 2-story, 11,636 square foot classroom building located at 5300 SW 40 Avenue. 2) LU-38-07 - Daniel Habibe with Calvin Giordano and Associates representing the property owner, Florida Power and Light, is requesting a Future Land Use Plan Amendment from "Conservation" to "Utilities" for property located on the east side of SE 5`l' Avenue, between SE 3Td Street and SE P Terrace (301 SE 5t' Avenue), in Dania Beach. The site is currently occupied by an FPL Substation. The applicant has requested the above land use plan amendment to replace the existing facility with a new substation. The proposed substation will occupy the same site as the existing substation plus additional land to the east. 3) Saltz Michelson Architects representing the property owner Broward International Commerce Center, Inc., is requesting a zoning change and variances for property located at 280 Bryan Road in Dania Beach. The proposed requests are for the following: RZ-87-06 — Request to change the zoning from C-3 (General Commercial) to C-4 (Service and Warehouse Commercial). Planning and Zoning Advisory Board Meeting AGENDA July 18, 2007 VA-39-07 — Variance request to allow: 1) Sable Palm Trees (varying heights) planted every 10 feet adjacent to the north lot line (Chapter 26, Vegetation, Article IV Landscaping, Sec. 26-50 requires a two rows of shade trees, trees in each row to be planted every 40 feet.) 2) 15 foot building setback adjacent to the north lot line (Chapter 28, Zoning, Article 4, District Regulations, Schedule of Lot, Yard and Bulk The Zoning Code requires buildings located adjacent to a single-family zoning districts or any existing single-family homes provide a setback equal to one (1) times the building height. In this case building height is 28 feet). SP-76-06 — Site plan request for the proposed construction of a new 191,356 square foot office / warehouse building.
