ROLL CALL
PLANNING AND ZONING BOARD ITEMS
1. VA-52-07 — Request by Dennis Maier to allow unpaved, gravel parking in the vacant lot
east of the Mr. M's Sandwich Shop (Mr. M's is located 1975 Stirling Road, Dania Beach).
Dania Beach Code of Ordinances, Article V. Off -Street Parking Requirements of the
Zoning Appendix, requires all areas to be hard surfaced and spaces, entrances and exits to
be marked (Continued from the October 17, 2007, Regular Planning and Zoning Advisory
Board Meeting.)
2. Request by the City of Dania Beach Public Services Department for property located at
1201 Stirling Road, Dania Beach, for the following:
VA-72-07 — Variance to allow a 15 foot rear yard setback. (Chapter 28, Zoning, Article
4.21 "Schedule of lot yard and bulk regulations" requires a 25-foot rear yard setback).
SP-71-07 — Construction of a 15,000 square foot public services complex.

3. Request by Sam Jazayri, President of 36th Street Acquisition, Inc. for property located at
2400 Collins Road, (generally located on the south side of Collins Road, west of the
airport), Dania Beach, for the following:
PL-65-07 — Perimeter Plat request.
SE-73-07 - Special exception request to allow warehouse distribution and the following
waivers:
(1) 27% Pervious Area (30% pervious area required).
(2) Distribution use (allowed as a Special Exception).
SP-64-07 - Site Plan request to construct a 240,560 square feet of warehouse/office
complex.
4. Request by David Zelch, Architect representing the American Maritime Officers Building
Corporation of Florida, Inc., for property located at 601 South Federal Highway, Dania
Beach for the following:
VA-47-07 — (Variance from Chapter 28, Article 21 — "South Federal Highway Transit
Oriented Corridor (TOC-2) District"):
1. Reduction of street yard setback on Federal Highway from 20 feet to 14 feet.
2. Reduction of interior side yard setback from 10 feet to 5 feet.
3. Reduction of terminal landscape island width from 10 feet to 5 feet.
4. Reduction of landscape buffer on southeast corner of property from 10 feet to 5 feet.
5. Reduction in off-street parking from required 100 to 45 spaces.
6. Ground level parking adjacent to Federal Highway instead of "active uses such as retail
sales, restaurants, offices, and other similar uses".
VA-48-07 — Sign Variance from Chapter 28, Article 28 "Signs" to exceed maximum sign
area of 36 sq. ft.
SP-46-07 - Site plan approval to construct a three-story office building.
