AN ORDINANCE OF THE CITY OF DANIA BEACH, FLORIDA APPROVING
THE REZONING REQUEST BY WILSON ATKINSON, PRESIDENT OF
GRIFFIN POINTE, INC., FOR PROPERTY LOCATED AT NORTH OF
GRIFFIN RD., EAST OF THE SHELDON MOBILE HOME PARK AND
SOUTH OF SW 45T" ST., WITHIN THE CITY OF DANIA BEACH, FLORIDA,
AND LEGALLY DESCRIBED IN EXHIBIT "A", A COPY OF WHICH IS
ATTACHED TO THIS ORDINANCE; CHANGING THE CURRENT ZONING
CLASSIFICATION OF THE 8.9 ACRE PROPERTY FROM BROWARD
COUNTY R1-C (SINGLE FAMILY) AND B-2 (COMMERCIAL) TO THE
CLASSIFICATION OF CITY OF DANIA BEACH C-1 (LIMITED
COMMERCIAL) SUBJECT TO CERTAIN RESTRICTIONS; PROVIDING
FOR SEVERABILITY; FURTHER, PROVIDING FOR AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF DANIA BEACH,
FLORIDA:
Section 1. That the rezoning request filed by Wilson Atkinson, President of Griffin
Pointe, Inc., for property legally described in Exhibit "A", a copy of which is attached to this
ordinance and which is located within the City of Dania Beach, Florida, is granted and the
property is rezoned from its present zoning classifications of Broward County R1-C (Single
• Family) and B-2 (Commercial) to City of Dania Beach C-1 (Limited Commercial);
Section 2. That all ordinances or parts of ordinances in conflict with the
provisions of this ordinance are repealed.
Section 3. That this ordinance shall take effect upon the recording and filing of the
document identified above in the Broward County Pubilc Records.
PASSED and ADOPTED on first reading on the 22"d day of August, 2000.

SUBJECT: Request by Griffin Point, Inc to rezone an approximate 8.9-acre parcel from
Broward County R1-C (Single family) and Broward County B-2 (Commercial) to
City of Dania Beach C-1 (Limited Commercial)
LOCATION Property Located on the north side of Griffin Road just east of the SW 23rd
Avenue (Sheldon Mobile Home Park)
The subject rezoning is intended to implement Land Use Map Change LU-28-98 ("Low Density
Residential" to "Office") adopted by the City Commission on January 25, 2000. See attached
ordinance and staff report.
The property abuts the Sheldon Mobile Home Park to the west; single family homes to the
® north; industrial, multiple-family, and commercial uses to the east (abutting Ravenswood Road);
and commercial uses to the south (across Griffin Road).
Commercial land use and zoning was originally requested for this parcel, but was considered
too intensive a use for the neighborhood. Office use is considered a more appropriate
transitional use between the commercial/industrial activities to the east (abutting Ravenswood
Road) and the residential uses to the west.
The requested C-1 district is the most restrictive "commercial" zoning district in the City Zoning
Code. Uses are limited primarily to offices (excluding medical offices), banks, and some
commercial uses.
Based on the December 8, 1999 land use plan amendment report, there is sufficient water,
sewer, and roadway capacity to accommodate office use on the subject parcel. Office use is
also appropriate given the proximity of the site to Fort Lauderdale-Hollywood International
Airport.
Staff requests the applicant address vehicular access to SW 45th Street. Area residents indicate
SW 451h Street already carries significant non-local traffic and are concerned about additional
traffic from the proposed office complex.
