ORDINANCE NO. 2004-029
AN ORDINANCE OF THE CITY OF DANIA BEACH, FLORIDA,
APPROVING THE "RAVENSWOOD ROAD BUSINESS PARK",
PLAT, SUCH PROPERTY BEING GENERALLY LOCATED AT
3013 RAVENSWOOD ROAD, IN THE CITY OF DANIA BEACH
AND LEGALLY DESCRIBED IN EXHIBIT "A", A COPY OF WHICH
IS ATTACHED TO THIS ORDINANCE; ACCEPTING THE
DEDICATION FOR PUBLIC USE OF ALL STREETS, HIGHWAYS
AND ALLEYS AS SHOWN ON SUCH PLAT OF THE
"RAVENSWOOD ROAD BUSINESS PARK"; PROVIDING FOR
SEVERABILITY; FURTHER, PROVIDING FOR AN EFFECTIVE
DATE.
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF DANIA BEACH,
FLORIDA-
Section 1. That the plat of the "Ravenswood Road Business Park" plat (PL-92-03),
an Ordinance of the City Of Dania Beach, Florida, approving the "Ravenswood Road Business
Park" plat, such property being generally located at 3013 Ravenswood Road, in the City Of
Dania Beach and legally described in Exhibit "A", a copy of which is attached to this
Ordinance, is hereby accepted and approved.
Section 2. The City of Dania Beach consents and agrees that such plat may be
recorded in the Public Records of Broward County, Florida, upon further approval of all
agencies of Broward County, Florida, having jurisdiction in the matter.
Section 3. That the dedication for public use of all streets, highways and alleys, as
shown on the plat of the "Ravenswood Road Business Park", is accepted by the City of Dania
Beach, Florida.
Section 4. That all ordinances or parts of ordinances in conflict with the provisions of
this ordinance are hereby repealed.
Section 5. That this ordinance shall take effect immediately at its time of passage.

SUBJECT: PL-92-03: Request by Associated Engineers & Surveyors, on behalf
of Ravenswood Commerce Center, LLC., requesting perimeter plat
approval for property located on the west side of Ravenswood Road
north of 1-595 (SECOND READING).
The subject property is zoned Industrial, Research, Office, Marine (IROM) and has an
Industrial Future Land Use designation. The applicant proposes to develop this property for
use as warehouse/office. The proposed plat note restricts this property to 50,000 square
feet of warehouse/office use. The survey submitted by the applicant shows three (3)
structures on the site; a one story residence, a one story CBS structure and a shed.
The applicant has applied for plat approval at Broward County. The following requirements
have been identified by the County:
A 10' roadway dedication along Ravenswood Road.
Access to the site via an access easement adjacent to the north property line.
Sidewalk construction along Ravenswood Road.
This project was reviewed by staff members of various City Departments. All of staff's
concerns have been addressed.
CITY COMMISSION PREVIOUS ACTION
On September 14, 2004 the City Commission recommended approval of the request on first
reading.
PLANNING AND ZONING ADVISORY BOARD RECOMMENDATION
On July 21, 2004 the Planning and Zoning Advisory Board recommended approval of the
requested plat.
