AN ORDINANCE OF THE CITY OF DANIA, FLORIDA, APPROVING THE
"AIRPORT COMMERCE CENTER" PLAT, SUCH PROPERTY BEING
GENERALLY LOCATED AT THE NORTHEAST CORNER OF GRIFFIN
ROAD AND RAVENSWOOD ROAD, IN THE CITY OF DANIA BEACH AND
LEGALLY DESCRIBED IN EXHIBIT "A", A COPY OF WHICH IS
ATTACHED TO THIS ORDINANCE; ACCEPTING THE DEDICATION FOR
PUBLIC USE OF ALL STREETS, HIGHWAYS AND ALLEYS AS SHOWN
ON SUCH PLAT OF THE "AIRPORT COMMERCE CENTER" PLAT;
PROVIDING FOR SEVERABILITY; FURTHER, PROVIDING FOR AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF DANIA BEACH, FLORIDA:
Section 1. That the plat of the "Airport Commerce Center" Plat (PL-30-04), an Ordinance of the
City Of Dania Beach, Florida, approving the "Airport Commerce Center" plat, such property being generally
located at the northeast corner of Griffin Road and Ravenswood Road, in the City Of Dania Beach and legally
described in Exhibit "A", a copy of which is attached to this ordinance; is hereby accepted and approved. The
0 ity of Dania Beach consents and agrees that such plat may be recorded in the Public Records of Broward
County, Florida, upon further approval of all agencies of Broward County, Florida, having jurisdiction in the
matter
Section 2. That the dedication for public use of all streets, highways and alleys, as shown on the plat
of the "Airport Commerce Center" plat, is accepted by the City of Dania Beach, Florida, with the Community
Development Director's recommendation that the flex allocation be granted until November 1, 2006 and the
applicant obtains County Commission plat approval in one year. If the applicant wishes to extend the flex
assignment or make the assignment permanent, the applicant must submit such a request for City Commission
approval prior to the expiration date.
.Section 3. That all ordinances or parts of ordinances in conflict with the provisions of this ordinance
are hereby repeated.
Section 4. That this ordinance shall take effect immediately at its time of passage.

Inc., on behalf of the Estate of Ruth B. Hodges, to utilize
the 20% "Ind ustrial-to-Commercial" Flex Rule to allow
industrial designated land to be developed for
commercial purposes (RESOLUTION)
PL-30-04: Request by Craven Thompson & Associates,
Inc., on behalf of the Estate of Ruth B. Hodges, for a
perimeter plat. (ORDINANCE — SECOND READING)
Property generally located at the north east corner of
Griffin Road and Ravenswood Road (excludes former
service station out -parcel).
20% FLEX RULE:
The applicant proposes commercial uses on the property. The property has an
"Industrial" Future Land Use Plan classification. The applicant has requested
application of the 20% industrial -to -commercial flex.
The subject property falls within Flexibility Zone 81. Currently within Flex Zone 81,
44 acres of "Industrial" land may be developed as commercial uses. The applicant
is requesting 8.14 net acres for the subject parcel, leaving a balance of 35.86
acres.
The plat note (which is used by Broward County to calculate county impact fees)
indicates commercial and hotel use. Because no site plan has been submitted,
staff recommends the flex allocation be approved until November 1, 2006,
provided the applicant obtains Broward County Commission plat approval by
November 1, 2005.
If the applicant wishes to extend the flex assignment or make the assignment
permanent, the applicant must submit such a request for City Commission
approval prior to the expiration date. Extending the assignment or making the
assignment permanent is at the discretion of the City Commission.
PERIMETER PLAT:
This property is zoned Industrial, Research, Office, Marine (IROM) and is currently
used for outdoor storage. The plat proposes two (2) points of ingress/egress, one
on Griffin Road and the second on Ravenswood Road near the north property line.
