1 Seafair Hotel proposaf -
The Commission reviersed with Steve snyder the lease terms,
annual rent, nunber of rooms ln the proposed hote1, expected
revenues for both parties, parking needs and parking meter
charges at the beach for the Seafair Hotel proposal.
Larry Leeds, Growth Mangement Director, explained that this
project will create five different entities; hotel ,restaurant and club, meeting and banquet facil1ty. marina
and a retaif facility. Since there ui11 be a mixed use of
these f acilit j.es during different times of the day, Mr.
I-.,eeds f e1t there should be anple parking on the site.
Mr. .Ion DeFries. Goodkin Research Corporation, City
consultant, was present to make recommendations to the
Commission based on his marketing study and experience in
this type of project.
Dania's future water supply.
City Manager Flatley reminded the Commission of the many
discussions on Dania's future $rater supply. Mr. Flatley
explained that the tlnro alternatives discussed involved
purchasing raw water from the County regional ravi water
system and treat at the City P]ant or to purchase finished
water on a bulk basis from Hollywood or Ft. Lauderdale to
service the citizens of Dania. Mr. Flatfey asked that John
Calvin, City Engineer and stan Cohen. Rachlin & Cohen,present their findings on the options available and costs
involved to the City.
Mr. ,lohn Calvin, City Engineer, and Mr. stan Cohen, Rachlin
& Cohen. presented the four options available to the City
showing costs involved with the interim solutions and
ultirnate solutions as determined in their study of Dania's
future water supply.
Edward Goscicki, P.8., Broward County Public Works
Department of f j.ce of Environmenlal Services. was present to
dlscuss the Large User Raw Water Agreement and anticipated
water supply to Dania if this agreement is executed.

Mr. Ross Beckerman, representing Anara Investment, explainedthe proposed warehouse distribution facility and addressedthe issues brought up by the Commissioners at the lastregular commission meeting of January 9, 1990 regardinglarge truck traffic. business hours and the impact on theresidents in the area and the change in zoning to a C-4classification..
A representative from Barton-Aschman Associates, fnc.,
Engineers for Anara Investments, presented their study ofthe vehicle mix, number of vehicles that would be accessingthe site after hours. impacts to N.W. 1st Street by DICCtraffic, and truck access via Old Griffin/New Griffinintersection affected by this project.
After further discussion, Anara Investment agreed to acceptC-3 zoning with a special exception requirement for eachadditional use for the two buildings in the north section ofthe project and C-4 zoning on the remaining four buildings.
Larry Leeds, GroHth Management Director, advi.sed the
Commission of a Concurrency Ordinance and revised zoningdistrict regulations that were suppose to be adopted
November 1, 1989 and that the 90 day extension will expireon February 1. Mr. Leeds urged the Commission to moveforward with adoption of these ordinances as he fears theCj.ty could be placed in a position of not having land
development regulations as required by the State.
The Commission agreed to place these ordinances on the
Consent Agenda for the next regular commission meeting of
alanuary 23, L990.
This workshop meeting was then adjourned.
