Kha, this is an odd situation.
The attached invoice is associated with the closing of the last At Home Dania Beach house. This is the
closing that was delayed several months due to a lien and title issue. The City was at fault for the
delayed closing, not the buyer. Therefore, I committed for the CRA to reimburse any extraordinary
costs due to the delay. This invoice is for an updated appraisal for the closing bank – the original
appraisal expired due to the delay. The payment for this appraisal update was added to the buyer’s
closing costs. I was aware of this added cost before the closing, but we could not make a direct
payment to the appraiser as it was already on the closing statement.
Therefore, the $180 fee on this invoice needs to be reimbursed to the buyer:

I think the appropriate budget line for this payment is: 106-52-552-31-10. However, I am not sure if we
can cut a check to a non-professional individual from that account.
Please advise how we get this done.

As we discussed, we will need an updated appraisal. Our system is set up so that we will charge your
debit card for the appraisal as soon as I order the appraisal. Appraisals have been taking up to 2 weeks
to obtain. If the city is going to credit you for the cost of the appraisal, this will need to be done at
closing. Please all parties confirm this as I need to order the appraisal as soon as possible.

Good Morning Mr. Chen,
I hope all is well. I spoke with you last week Tuesday 8/31/2021 regarding the delayed Closing for the
house I have been approved to get at 40 NW 14th Ave Dania, FL 33004 due to existing liens and unpaid
judgements that were discovered and not resolved.
The initial closing date was 6/15/2021 but it has been extended numerous times. The appraisal expired
9/4/2021 but you did advise during our call that I will not be held responsible to pay for another
appraisal and that the city will pay for it.
However, I am still having issues in other areas of my life due to the delayed closing. I need to turn in
my vehicle which I can not do so because I can not close. The bank has to keep running my credit and
there are credit report fees I have to keep paying for. The list goes on and on. This delay has created a
domino effect of problems for me.
Majority of people I was previously contacting are no longer answering my calls or replying back emails
anymore. On Monday I emailed Kathleen Weekes asking for an update on this matter and she replied
advising that you would be calling me with an update.
When I called you last week Tuesday 8/31/2021, for the first time, you explained the liens and
judgements on the property from 2008 which were supposed to be paid by the city which totals in an
approximate amount of $5,700 you explained that judgement is expired and no longer has to be paid.
You advised that you would check with the attorney for a "progress report" and you would call me
back with an update. Please let me know what's going on. Weeks are going by with no progress.
I have been doing my own research on this and I have found that the judgements are not expired.
Please advise when the city of Dania will pay what is due so I can close. This has been dragged out long
enough. I can not close on a property that has open liens. I should not be held responsible for this later
on in life. It should be handled and paid before I close.
Please point me in the right direction of who I need to speak to to get this resolved as soon as possible.

I hope all is well with you. The newest closing date at the bank was set for September 4, 2021, that's
when my appraisal will expire, if not I have to pay for another appraisal. I have been told by a few
people that I should be closing by the end of August 2021. I was told this at the beginning of August
2021.
Today is August 30, 2021 and unfortunately I am still not closed. The closing date for this property has
been pushed back so many times. This delay really has been stressing me completely out because it is
really putting a huge strain on my personal life.
It is now time for me to turn in my car but I can't because I haven't closed. I can not touch my credit.
This is going to cost me money that I shouldn't have to pay. The car dealership has been calling me for
months regarding this. I truly wish that the issue with the lien on this house was discovered and
corrected last year.
Besides the closing date being pushed up so many times since June 15, 2021. I was asked to go check
on the property from time to time to make sure there's no damage being that it's an empty house. I do
not have a key to go in because we haven't closed yet but I am able to view the inside of the house
from the windows while standing outside.
I find that the facials on the roof are not sealed. There's several cracks on the edges of the roof. The
lights outside are missing, I'm sure someone took the original lights that were there if they were there.
The windows have cracks and holes that are causing ants and several bugs to come inside the house
especially near the sliding glass door. There may be a bug infestation throughout the house. There's
cracks on the ceiling by the front door and on the outside walls by the front door. Also when I viewed
the house back in February 2021 there was no washer or dryer. I was told I would get the washer and
dryer when I close.I just want to make sure that still stands.
I'm sure all of the above issues can be fixed. My question is when will it be? I don't want to move in the
house with these existing problems because I'm sure once I move it there will be a delay on fixing
them.
I really need to close on the house this week. If not, I have no other choice but to wait. It's a beautiful
home and I am happy that it will be mine but I do not want this to be dragged out any longer. Again this
is a beautiful home that I'm so excited to have but this experience as a first time home buyer has been
horrible with this issue of the lien on the title. The last update I received was on 8/24/2021 advising the
city attorney is trying to avoid paying the judgement which can not be avoided so I won't have any
future issues.
I hope you can understand my frustrations. I'm hoping and praying that we can close this week. Please
let me know.
