Scope Aeris was retained by First Onsite to perform a limited indoor moisture assessment of the Public Service garage, equipment room, supply room, warehouse, office 133, office 134, hallway 128A, room 125, office 106, room 119, and room 130 on April 17, 2023. Aeris conducted a non-invasive site inspection of the specific areas listed above as per the client’s request. Areas outside of the scope were not inspected and may contain additional issues. Purpose A limited indoor moisture assessment was performed in order to report the observations and measurements obtained within the property. Areas where microbial growth, water damage, and other significant observations are present are listed within the report. During the assessment, the property was inspected for high moisture content, temperature and relative humidity ranges, visible signs of water damage, and visible signs of microbial growth. Property Details This property is a single story, commercial property comprised of a block exterior with a stucco finish. For the purpose of this report, the front entrance faces east. Methods/ Protocol Moisture Assessment - Using a Protimeter Surveymaster moisture meter meter, the accessible areas within the property are tested to detect if elevated moisture is present. Observations and Findings Moisture Survey A moisture survey was performed using a Protimeter Surveymaster moisture meter in the accessible areas within the property. At the time of assessment, moisture readings obtained ranged from 6% to 99% and is considered elevated. At the time of assessment, relative humidity ranged from 72% to 72% and is outside the 30% to 60% RH range as recommended by the American Conference of Governmental Industrial Hygienists (ACGIH) to reduce favorable conditions for microbial growth. At the time of assessment, the temperature ranged from 71°F to 79°F. This range falls inside and outside the ranges for acceptable thermal comfort outlined by the American Society for Heating, Refrigerating, Air-conditioning Engineers (ASHRAE) Standard 55 for Thermal Environmental Conditions for Human Occupancy. ASHRAE standard 55 defines optimum and acceptable ranges of operative temperature for people during light, primary sedentary activity as 73°F to 79°F. Note: Although the NADCA Standard for Assessment, Cleaning and Restoration (ACR) of HVAC systems requires a qualified licensed HVAC inspector, such as an Air Systems Cleaning Specialist (ASCS), Certified Ventilation Inspector (CVI), or equivalent to complete the verification of the HVAC system’s cleanliness, the state of Florida licensing statues requires a qualified licensed mechanical contractor to perform these inspections and verification. Purpose A water damage restoration assessment was performed in order to confirm that efforts to restore the affected areas were executed successfully. During a water damage restoration assessment, impacted areas are assessed for high moisture content, visible signs of water damage, and visible signs of microbial growth.
